Gradonačelnici mnogih europskih gradova gotovo su se navikli na bitku s digitalnim platormama za stambeni prostor u gradskim središtima, a onda je stigla pandemija s ograničenjima putovanja i platforme su se našle u problemima.

Europski gradovi dugo su dočekivali turiste raširenih ruku, ali kritičari su upozoravali da je sve bogatija ponuda nekretnina na platformama za najam, poput Airbnb-ja, ograničila raspoloživi stambeni prostor za građane, pretvarajući povijesne četvrti u prostore bez duše.

U 2020. turizam je doživio slom zbog pandemije koronavirusa i sada se nekretnine sve češće iznajmljuju na srednji i dulji rok, kažu predstavnici tvrtki za upravljanje nekretninama i iznajmljivači koje je Reuters kontaktirao u Lisabonu, Barceloni, Pragu i Veneciji. Neki su se iznajmljivači sami uselili u vlastitu nekretninu, a neki su potražili drugi izvor prihoda, dodaju.

Podaci analitičke tvrtke za najam nekretnina AirDNApokazuju da je u proteklih mjesec dana na Airbnb-ju bilo ponuđeno 21,9 posto manje stanova i kuća s mogućnošću rezervacije jednog noćenja ili rezerviranim jednim noćenjem nego u istom prošlogodišnjem razdoblju.

Prilagodba

Airbnb je objavio da se prilagođava promjeni obrazaca putovanja, koji pokazuju da su ljudi sve manje zainteresirani za turistička središta i da se okreću manjim gradovima.

"Na kraju 2020. imali smo ukupno više ponuđenih nekretnina u Francuskoj, Njemačkoj, Portugalu, Španjolskoj i Češkoj nego na kraju 2019.", ustvrdio je glasnogovornik Andreu Castellano.

Dok se neki iznajmljivači u vodećim europskim gradskim destinacijama planiraju vratiti na Airbnb zajedno s turistima, neki su definitivno odustali od najma.

"Da se turizam brže oporavio, možda ne bih donijela takvu odluku. No, ne mogu čekati još godinu dana, ne znajući kada bi novac mogao ponovo početi pritjecati", kaže 40-godišnja Vanessa Rola iz Lisabona.

Ona je svoja četiri stana u četvrti Graça iznajmljivala preko platformi, uključujući Airbnb. Bez turista ne može sama platiti ni stanarinu i odlučila je raskinuti ugovor s digitalnom platformom.

Skupi "tematski parkovi"

U Veneciji rezervacije preko Airbnb-ja i Vrba pale su u siječnju na godišnjoj razini ukupno 67 posto, prema podacima AirDNA, a aktivisti su pozvali vladu da iskoristi priliku i pomogne lokalnom stanovništvu.

Predlažu da se ograniči broj dana za najam i da se prazni prostori preurede u cjenovno povoljne stanove.

"Prije pandemije običnim je ljudima u Veneciji bilo gotovo nemoguće unajmiti stambeni prostor za život", naglašava Marco Gasparinetti iz grupe za prava stanovnika Gruppo 25 Aprile, pripisujući skupoću kratkoročnom najmu.

Venecija ima samo 60 tisuća stanovnika, a grad godišnje posjeti 20 milijuna turista. "Svakog dana u Veneciju na posao dolazi 30 tisuća ljudi, koji si ne mogu priuštiti da ovdje žive. To bi se moglo promijeniti, Venecija više ne bi trebala biti samo tematski park na otvorenom za turiste", dodaje Gasparinetti.

Nedostupne informacije

Gradonačelnici godinama pokušavaju zaustaviti trend najma nekretnina za odmor u gradskim središtima, ali ne raspolažu potrebnim podacima, pa ne mogu, primjerice, ograničiti razdoblje najma ni broj stanova u zgradi koji se koriste za odmor.

U ožujku prošle godine Airbnb, Expedia, Tripadvisor i Booking.com pristali su europskom statističkom uredu dostavljati podatke o broju rezerviranih noćenja i gostiju. Podaci za 2020. očekuju se u drugoj polovici ove godine, objavio je Eurostat.

U rujnu prošle godine 22 gradonačelnika pisala su povjerenici EU-a za zaštitu tržišnog natjecanja Margrethe Vestager, pozivajući je da u razmjenu podatka uključi i gradske uprave, kako bi mogle "osigurati normalan život u svojim zajednicama".

"Turizam se vraća i mi ga moramo učiniti održivim i stvoriti model koji neće braniti iznajmljivanje, ali će uključivati ograničenja kako bi se grad moglo posjetiti, ali i u njemu živjeti i raditi", objašnjava gradski vijećnik Porta Ricardo Valente.

Novi kanali

Ne odustaju svi od najma.

Podaci iz Portugala pokazuju da je Airbnb-jev popis možda 'siromašniji' za tisuće nekretnina, ali samo njih 114 u povijesnim četvrtima više nema ni dozvolu za iznajmljivanje, što predstavlja dragocjeni 'papir' nakon što je gradsko vijeće Lisabona 2019. godine zabranilo izdavanje novih dozvola.

Neki iznajmljivači sada koriste lokalne web stranice za iznajmljivanje ili vlastite kanale za izravnu rezervaciju.

Eduardo Miranda, šef portugalske Udruge iznajmljivača u turizmu, očekuje da se oko 15 posto iznajmljivača Airbnb-ja u Lisabonu neće vratiti na tržište čak i nakon što se vrate turisti.

"Ovo će biti još jedna godina žrtve", rekao je Miranda. "Izgubit ćemo najbolji dio ovog ljeta. A kad se izgubi ljeto, gubi se i godina. U poslu će ostati oni kojima je stvarno stalo", dodao je.

Gradonačelnici mnogih europskih gradova gotovo su se navikli na bitku s digitalnim platormama za stambeni prostor u gradskim središtima, a onda je stigla pandemija s ograničenjima putovanja i platforme su se našle u problemima.

Europski gradovi dugo su dočekivali turiste raširenih ruku, ali kritičari su upozoravali da je sve bogatija ponuda nekretnina na platformama za najam, poput Airbnb-ja, ograničila raspoloživi stambeni prostor za građane, pretvarajući povijesne četvrti u prostore bez duše.

U 2020. turizam je doživio slom zbog pandemije koronavirusa i sada se nekretnine sve češće iznajmljuju na srednji i dulji rok, kažu predstavnici tvrtki za upravljanje nekretninama i iznajmljivači koje je Reuters kontaktirao u Lisabonu, Barceloni, Pragu i Veneciji. Neki su se iznajmljivači sami uselili u vlastitu nekretninu, a neki su potražili drugi izvor prihoda, dodaju.

Podaci analitičke tvrtke za najam nekretnina AirDNApokazuju da je u proteklih mjesec dana na Airbnb-ju bilo ponuđeno 21,9 posto manje stanova i kuća s mogućnošću rezervacije jednog noćenja ili rezerviranim jednim noćenjem nego u istom prošlogodišnjem razdoblju.

Prilagodba

Airbnb je objavio da se prilagođava promjeni obrazaca putovanja, koji pokazuju da su ljudi sve manje zainteresirani za turistička središta i da se okreću manjim gradovima.

"Na kraju 2020. imali smo ukupno više ponuđenih nekretnina u Francuskoj, Njemačkoj, Portugalu, Španjolskoj i Češkoj nego na kraju 2019.", ustvrdio je glasnogovornik Andreu Castellano.

Dok se neki iznajmljivači u vodećim europskim gradskim destinacijama planiraju vratiti na Airbnb zajedno s turistima, neki su definitivno odustali od najma.

"Da se turizam brže oporavio, možda ne bih donijela takvu odluku. No, ne mogu čekati još godinu dana, ne znajući kada bi novac mogao ponovo početi pritjecati", kaže 40-godišnja Vanessa Rola iz Lisabona.

Ona je svoja četiri stana u četvrti Graça iznajmljivala preko platformi, uključujući Airbnb. Bez turista ne može sama platiti ni stanarinu i odlučila je raskinuti ugovor s digitalnom platformom.

Skupi "tematski parkovi"

U Veneciji rezervacije preko Airbnb-ja i Vrba pale su u siječnju na godišnjoj razini ukupno 67 posto, prema podacima AirDNA, a aktivisti su pozvali vladu da iskoristi priliku i pomogne lokalnom stanovništvu.

Predlažu da se ograniči broj dana za najam i da se prazni prostori preurede u cjenovno povoljne stanove.

"Prije pandemije običnim je ljudima u Veneciji bilo gotovo nemoguće unajmiti stambeni prostor za život", naglašava Marco Gasparinetti iz grupe za prava stanovnika Gruppo 25 Aprile, pripisujući skupoću kratkoročnom najmu.

Venecija ima samo 60 tisuća stanovnika, a grad godišnje posjeti 20 milijuna turista. "Svakog dana u Veneciju na posao dolazi 30 tisuća ljudi, koji si ne mogu priuštiti da ovdje žive. To bi se moglo promijeniti, Venecija više ne bi trebala biti samo tematski park na otvorenom za turiste", dodaje Gasparinetti.

Nedostupne informacije

Gradonačelnici godinama pokušavaju zaustaviti trend najma nekretnina za odmor u gradskim središtima, ali ne raspolažu potrebnim podacima, pa ne mogu, primjerice, ograničiti razdoblje najma ni broj stanova u zgradi koji se koriste za odmor.

U ožujku prošle godine Airbnb, Expedia, Tripadvisor i Booking.com pristali su europskom statističkom uredu dostavljati podatke o broju rezerviranih noćenja i gostiju. Podaci za 2020. očekuju se u drugoj polovici ove godine, objavio je Eurostat.

U rujnu prošle godine 22 gradonačelnika pisala su povjerenici EU-a za zaštitu tržišnog natjecanja Margrethe Vestager, pozivajući je da u razmjenu podatka uključi i gradske uprave, kako bi mogle "osigurati normalan život u svojim zajednicama".

"Turizam se vraća i mi ga moramo učiniti održivim i stvoriti model koji neće braniti iznajmljivanje, ali će uključivati ograničenja kako bi se grad moglo posjetiti, ali i u njemu živjeti i raditi", objašnjava gradski vijećnik Porta Ricardo Valente.

Novi kanali

Ne odustaju svi od najma.

Podaci iz Portugala pokazuju da je Airbnb-jev popis možda 'siromašniji' za tisuće nekretnina, ali samo njih 114 u povijesnim četvrtima više nema ni dozvolu za iznajmljivanje, što predstavlja dragocjeni 'papir' nakon što je gradsko vijeće Lisabona 2019. godine zabranilo izdavanje novih dozvola.

Neki iznajmljivači sada koriste lokalne web stranice za iznajmljivanje ili vlastite kanale za izravnu rezervaciju.

Eduardo Miranda, šef portugalske Udruge iznajmljivača u turizmu, očekuje da se oko 15 posto iznajmljivača Airbnb-ja u Lisabonu neće vratiti na tržište čak i nakon što se vrate turisti.

"Ovo će biti još jedna godina žrtve", rekao je Miranda. "Izgubit ćemo najbolji dio ovog ljeta. A kad se izgubi ljeto, gubi se i godina. U poslu će ostati oni kojima je stvarno stalo", dodao je.

Gradonačelnici mnogih europskih gradova gotovo su se navikli na bitku s digitalnim platormama za stambeni prostor u gradskim središtima, a onda je stigla pandemija s ograničenjima putovanja i platforme su se našle u problemima.

Europski gradovi dugo su dočekivali turiste raširenih ruku, ali kritičari su upozoravali da je sve bogatija ponuda nekretnina na platformama za najam, poput Airbnb-ja, ograničila raspoloživi stambeni prostor za građane, pretvarajući povijesne četvrti u prostore bez duše.

U 2020. turizam je doživio slom zbog pandemije koronavirusa i sada se nekretnine sve češće iznajmljuju na srednji i dulji rok, kažu predstavnici tvrtki za upravljanje nekretninama i iznajmljivači koje je Reuters kontaktirao u Lisabonu, Barceloni, Pragu i Veneciji. Neki su se iznajmljiv...
