Prošle je godine u Hrvatskoj u razdoblju od 18. travnja do 18. listopada koronavirus zaustavio ovrhe na novčanim sredstvima, uključujući i plaće i mirovine, pa su dužnici tih šest mjeseci imali deblokirane račune, piše Novi list.

No, u tom je razdoblju smanjen i broj zahtjeva za prodaju nekretnina i pokretnina dužnika, koji su u najvećem broju slučajeva ionako posljedica nemogućnosti da se vjerovnici naplate dobivanjem novca, pa se odlučuju za sljedeći korak i nastoje ovrhom nekretnina i pokretnina dužnika dobiti svoje potraživanje.

Gotovo polovica prošlogodišnjih zahtjeva za prodaju nekretnina koji su zaprimljeni u Fini stigli su u prva tri mjeseca, dakle prije nego što je koronakriza blokirala i Hrvatsku. Ako je suditi po broju zahtjeva u ovoj godini, zastoj je očito bio privremen i ovrhe na nekretninama, koje su vlasnici izgubili kroz ovršne i stečajne postupke nastavljaju se.

U prošloj je godini tako Fina, koja provodi elektroničku dražbu nakon ovrhe i stečaja, od sudova dobila 2.573 zahtjeva za prodaju nekretnina, od čega se 1.687 odnosilo na nekretnine koje su vlasnici izgubili u ovršnom postupku, dok ostalo otpada na stečaj. Godinu dana ranije u Finu su pristigla ukupno 4.342 zahtjeva za prodaju nekretnina, od čega se 3.222 odnose na ovršne postupke.

Dakle, u 2020. godini broj zahtjeva za prodaju nekretnina iz ovršnih postupaka bio je upola manji nego u 2019. godini. No, podaci za prva tri mjeseca ove godine sugeriraju da bi se, ako zahtjevi nastave pristizati istim ritmom, Hrvatska po tom pitanju mogla vratiti na predpandemijske brojke.

Od početka godine do 26. ožujka u Finu su pristigla 1.182 zahtjeva za prodaju nekretnina, pa bi do kraja godine brojka ponovo mogla prijeći četiri tisuće kad su u pitanju nekretnine koje se prodaju nakon ovršnih i stečajnih postupaka. Broj pristiglih zahtjeva u nepuna tri mjeseca ove godine već je nadmašio broj zahtjeva iz istog razdoblja prošle godine (1.089) koji su bili »udarni« za 2020. godinu.

U Fininom očevidniku nekretnina trenutno se mogu naći podaci za više od 1.200 kuća i gotovo 800 stanova koji se prodaju u ovršnom postupku. Nekretnina koje se nude na dražbi naravno puno je više, jer se prodaju i oranice, livade, stambene zgrade, tavani, podrumi, gospodarske zgrade…

Očevidnik otkriva i to da brojni ovršni postupci znače da će dužniku na bubanj kuća, dvorište, livada, oranica, vrt, šuma, pa i vinograd.

​Takav je primjer i prodaja kuće u jednom selu u Virovitičko-podravskoj županiji koja na prvoj dražbi nije prodana i sada se dražba provodi drugi put i najniža cijena po kojoj se može prodati je 720 kuna. Ne otkriva očevidnik u kakvom je stanju kuća, nego tek da je njezina procijenjena vrijednost bila tisuću i dvjesto kuna, a na prvoj dražbi očito nije prodana i zato krajem travnja počinje novo nadmetanje za tu nekretninu po novoj, nižoj cijeni.

Za tu se nekretninu mogu doznati još jedini podaci da se uz nju na dražbi prodaje i dvorište, te da »nije slobodna od osoba i stvari«, što bi značilo da u njoj još uvijek netko živi. Ta kuća je »skupni predmet prodaje«, što znači da je u ovrsi njezin vlasnik izgubio i još neke nekretnine, a pregled po očevidniku otkriva da je riječ o još jednoj kući koja se prodaje po cijeni od 113 tisuća kuna, vrtu, dvije oranice i livadi.

Ima takvih predmeta još, sličan je slučaj i u jednom istarskom mjestu, gdje isti vlasnik gubi dvije kuće, dvije šume i tri vinograda. Koliki je dug zbog kojeg vlasnik gubi svoju imovinu, iz očevidnika nije moguće doznati.

Naravno, na drugoj strani su, posebice u velikim gradovima, kuće i okućnice koje se prodaju i za nekoliko milijuna kuna, a u nekim slučajevima ti iznosi prelaze i deset milijuna kuna. navodi Novi list.

Prošle je godine u Hrvatskoj u razdoblju od 18. travnja do 18. listopada koronavirus zaustavio ovrhe na novčanim sredstvima, uključujući i plaće i mirovine, pa su dužnici tih šest mjeseci imali deblokirane račune, piše Novi list.

No, u tom je razdoblju smanjen i broj zahtjeva za prodaju nekretnina i pokretnina dužnika, koji su u najvećem broju slučajeva ionako posljedica nemogućnosti da se vjerovnici naplate dobivanjem novca, pa se odlučuju za sljedeći korak i nastoje ovrhom nekretnina i pokretnina dužnika dobiti svoje potraživanje.

Gotovo polovica prošlogodišnjih zahtjeva za prodaju nekretnina koji su zaprimljeni u Fini stigli su u prva tri mjeseca, dakle prije nego što je koronakriza blokirala i Hrvatsku. Ako je suditi po broju zahtjeva u ovoj godini, zastoj je očito bio privremen i ovrhe na nekretninama, koje su vlasnici izgubili kroz ovršne i stečajne postupke nastavljaju se.

U prošloj je godini tako Fina, koja provodi elektroničku dražbu nakon ovrhe i stečaja, od sudova dobila 2.573 zahtjeva za prodaju nekretnina, od čega se 1.687 odnosilo na nekretnine koje su vlasnici izgubili u ovršnom postupku, dok ostalo otpada na stečaj. Godinu dana ranije u Finu su pristigla ukupno 4.342 zahtjeva za prodaju nekretnina, od čega se 3.222 odnose na ovršne postupke.

Dakle, u 2020. godini broj zahtjeva za prodaju nekretnina iz ovršnih postupaka bio je upola manji nego u 2019. godini. No, podaci za prva tri mjeseca ove godine sugeriraju da bi se, ako zahtjevi nastave pristizati istim ritmom, Hrvatska po tom pitanju mogla vratiti na predpandemijske brojke.

Od početka godine do 26. ožujka u Finu su pristigla 1.182 zahtjeva za prodaju nekretnina, pa bi do kraja godine brojka ponovo mogla prijeći četiri tisuće kad su u pitanju nekretnine koje se prodaju nakon ovršnih i stečajnih postupaka. Broj pristiglih zahtjeva u nepuna tri mjeseca ove godine već je nadmašio broj zahtjeva iz istog razdoblja prošle godine (1.089) koji su bili »udarni« za 2020. godinu.

U Fininom očevidniku nekretnina trenutno se mogu naći podaci za više od 1.200 kuća i gotovo 800 stanova koji se prodaju u ovršnom postupku. Nekretnina koje se nude na dražbi naravno puno je više, jer se prodaju i oranice, livade, stambene zgrade, tavani, podrumi, gospodarske zgrade…

Očevidnik otkriva i to da brojni ovršni postupci znače da će dužniku na bubanj kuća, dvorište, livada, oranica, vrt, šuma, pa i vinograd.

​Takav je primjer i prodaja kuće u jednom selu u Virovitičko-podravskoj županiji koja na prvoj dražbi nije prodana i sada se dražba provodi drugi put i najniža cijena po kojoj se može prodati je 720 kuna. Ne otkriva očevidnik u kakvom je stanju kuća, nego tek da je njezina procijenjena vrijednost bila tisuću i dvjesto kuna, a na prvoj dražbi očito nije prodana i zato krajem travnja počinje novo nadmetanje za tu nekretninu po novoj, nižoj cijeni.

Za tu se nekretninu mogu doznati još jedini podaci da se uz nju na dražbi prodaje i dvorište, te da »nije slobodna od osoba i stvari«, što bi značilo da u njoj još uvijek netko živi. Ta kuća je »skupni predmet prodaje«, što znači da je u ovrsi njezin vlasnik izgubio i još neke nekretnine, a pregled po očevidniku otkriva da je riječ o još jednoj kući koja se prodaje po cijeni od 113 tisuća kuna, vrtu, dvije oranice i livadi.

Ima takvih predmeta još, sličan je slučaj i u jednom istarskom mjestu, gdje isti vlasnik gubi dvije kuće, dvije šume i tri vinograda. Koliki je dug zbog kojeg vlasnik gubi svoju imovinu, iz očevidnika nije moguće doznati.

Naravno, na drugoj strani su, posebice u velikim gradovima, kuće i okućnice koje se prodaju i za nekoliko milijuna kuna, a u nekim slučajevima ti iznosi prelaze i deset milijuna kuna. navodi Novi list.

Prošle je godine u Hrvatskoj u razdoblju od 18. travnja do 18. listopada koronavirus zaustavio ovrhe na novčanim sredstvima, uključujući i plaće i mirovine, pa su dužnici tih šest mjeseci imali deblokirane račune, piše Novi list.

No, u tom je razdoblju smanjen i broj zahtjeva za prodaju nekretnina i pokretnina dužnika, koji su u najvećem broju slučajeva ionako posljedica nemogućnosti da se vjerovnici naplate dobivanjem novca, pa se odlučuju za sljedeći korak i nastoje ovrhom nekretnina i pokretnina dužnika dobiti svoje potraživanje.

Gotovo polovica prošlogodišnjih zahtjeva za prodaju nekretnina koji su zaprimljeni u Fini stigli su u prva tri mjeseca, dakle prije nego što je koronakriza blokirala i Hrvatsku. Ako je suditi po broju zahtjeva u ovoj godini, zastoj je očito bi...
