Splitski poduzetnik Jozo Parčina novi je vlasnik hotela "Palace", nekadašnjega dragulja dalmatinskog turizma.

Hotel "Palace" prodan je u stečajnom postupku, a Jozo Parčina, odnosno njegova tvrtka "Justitium maris", na trećoj po redu elektroničkoj dražbi održanoj pred Financijskom agencijom (FINA), između 29. srpnja i 12. kolovoza, ponudila je najviši iznos – 32,6 milijuna kuna. Za imovinu posrnule kaštelanske tvrtke licitirao je, naime, još jedan potencijalni kupac. Na trećoj dražbi krenulo se, inače, s najnižom početnom cijenom od 18,3 milijuna kuna, ili četvrtinom procijenjene vrijednosti od 73,5 milijuna kuna.

– Hotel "Palace" želio sam kupiti i sada je to realizirano "prebijanjem", odnosno aktiviranjem potraživanja uknjiženog na ime tvrtke "Justitium maris" – kazao nam je ovim povodom Parčina.

Potraživanje je, podsjetimo, otkupljeno od austrijske agencije HETA, sljednice Hypo banke koja je imala založno pravo, u studenome 2018. godine.

Neovisno o potraživanju, tvrtka "Justitium maris" uplatila je jamčevinu i na dražbi licitirala kao i drugi. Premda se službeno pojavio samo još jedan potencijalni kupac, zainteresiranih je, prema riječima Parčine, bilo puno više, ali su odustajali nakon što im je potvrđeno da će se "Justitium maris" natjecati. U svakom slučaju, kaže naš sugovornik, da je netko ponudio cijenu koja bi mu bila neprihvatljiva, od kupnje bi odustao.

Nakon dražbe slijedi uobičajeni postupak u kojemu stečajni sudac Srđan Gavranić treba donijeti rješenje o dosudi predmetnih nekretnina, a onda će novi vlasnik dobiti dozvolu da se u zemljišniku upiše kao novi vlasnik.

Dok procedura traje, Parčina kreće s pripremama za realizaciju ambicioznog projekta. Namjera je u obnovu i dogradnju hotelskog kompleksa uložiti 40 milijuna eura. Obnova je planirana za postojeći objekt hotela s 80 soba, koji je zaštićen kao spomenik kulture, i taj dio projekta će se realizirati u dogovoru s konzervatorima. Graditi se, pak, planira hotel s do 400 soba u kategoriji četiri ili pet zvjezdica, što će biti naknadno odlučeno, a ovisit će i o potencijalnim partnerima.

– Nekoliko hotelskih lanaca zainteresirano je za partnerstvo – obrazlaže Parčina, ali još nismo odlučili hoćemo li neko prihvatiti ili ćemo projekt realizirati samostalno. Krećemo s naručivanjem idejno-arhitektonskog rješenja, onda ćemo ići korak po korak, a najvažnije je da želimo da to bude što prije.

Samostalno ili u partnerstvu, Kaštelanima je sigurno manje važno u odnosu na činjenicu da bi u dogledno vrijeme svoju turističku ponudu obogatili kvalitetnim hotelskim smještajem na atraktivnoj lokaciji uz more, na zemljištu površine 38.000 kvadrata, koje, među ostalim, čine i tri parka. A "Palace" je, da se ne zaboravi, prvi izgrađeni hotel u Kaštelima. U svome parku izgradio ga je Splićanin, doktor prava Petar Kamber, 1928. godine.

Od tog vremena kompleks u Kaštel Starom bilježi zanimljivu povijest, a mlađim je Kaštelanima najpoznatija ona novija, kad je 2005. godine vlasnik "Kaštelanske rivijere" postala "Tulipan grupa", koja je od tadašnjeg Hrvatskog fonda za privatizaciju kupila dionice u vrijednosti 18 milijuna kuna, te uz to podmirila dugovanja prema stotinjak dobavljača i drugih vjerovnika u iznosu od 76 milijuna kuna. No, njezin plan investiranja nije realiziran, a tvrtka je završila u stečaju.

Prigodom svojedobnog pisanja o tvrtki "Parčina export-import", koja je išla u stečaj, greškom je napisano da je vlasništvo Joze Parčine, što nije točno budući da je ta tvrtka 1999. godine prodana novom vlasniku. Ovom se prigodom ispričavamo Jozi Parčini i čitateljima.

Splitski poduzetnik Jozo Parčina novi je vlasnik hotela "Palace", nekadašnjega dragulja dalmatinskog turizma.

Hotel "Palace" prodan je u stečajnom postupku, a Jozo Parčina, odnosno njegova tvrtka "Justitium maris", na trećoj po redu elektroničkoj dražbi održanoj pred Financijskom agencijom (FINA), između 29. srpnja i 12. kolovoza, ponudila je najviši iznos – 32,6 milijuna kuna. Za imovinu posrnule kaštelanske tvrtke licitirao je, naime, još jedan potencijalni kupac. Na trećoj dražbi krenulo se, inače, s najnižom početnom cijenom od 18,3 milijuna kuna, ili četvrtinom procijenjene vrijednosti od 73,5 milijuna kuna.

– Hotel "Palace" želio sam kupiti i sada je to realizirano "prebijanjem", odnosno aktiviranjem potraživanja uknjiženog na ime tvrtke "Justitium maris" – kazao nam je ovim povodom Parčina.

Potraživanje je, podsjetimo, otkupljeno od austrijske agencije HETA, sljednice Hypo banke koja je imala založno pravo, u studenome 2018. godine.

Neovisno o potraživanju, tvrtka "Justitium maris" uplatila je jamčevinu i na dražbi licitirala kao i drugi. Premda se službeno pojavio samo još jedan potencijalni kupac, zainteresiranih je, prema riječima Parčine, bilo puno više, ali su odustajali nakon što im je potvrđeno da će se "Justitium maris" natjecati. U svakom slučaju, kaže naš sugovornik, da je netko ponudio cijenu koja bi mu bila neprihvatljiva, od kupnje bi odustao.

Nakon dražbe slijedi uobičajeni postupak u kojemu stečajni sudac Srđan Gavranić treba donijeti rješenje o dosudi predmetnih nekretnina, a onda će novi vlasnik dobiti dozvolu da se u zemljišniku upiše kao novi vlasnik.

Dok procedura traje, Parčina kreće s pripremama za realizaciju ambicioznog projekta. Namjera je u obnovu i dogradnju hotelskog kompleksa uložiti 40 milijuna eura. Obnova je planirana za postojeći objekt hotela s 80 soba, koji je zaštićen kao spomenik kulture, i taj dio projekta će se realizirati u dogovoru s konzervatorima. Graditi se, pak, planira hotel s do 400 soba u kategoriji četiri ili pet zvjezdica, što će biti naknadno odlučeno, a ovisit će i o potencijalnim partnerima.

– Nekoliko hotelskih lanaca zainteresirano je za partnerstvo – obrazlaže Parčina, ali još nismo odlučili hoćemo li neko prihvatiti ili ćemo projekt realizirati samostalno. Krećemo s naručivanjem idejno-arhitektonskog rješenja, onda ćemo ići korak po korak, a najvažnije je da želimo da to bude što prije.

Samostalno ili u partnerstvu, Kaštelanima je sigurno manje važno u odnosu na činjenicu da bi u dogledno vrijeme svoju turističku ponudu obogatili kvalitetnim hotelskim smještajem na atraktivnoj lokaciji uz more, na zemljištu površine 38.000 kvadrata, koje, među ostalim, čine i tri parka. A "Palace" je, da se ne zaboravi, prvi izgrađeni hotel u Kaštelima. U svome parku izgradio ga je Splićanin, doktor prava Petar Kamber, 1928. godine.

Od tog vremena kompleks u Kaštel Starom bilježi zanimljivu povijest, a mlađim je Kaštelanima najpoznatija ona novija, kad je 2005. godine vlasnik "Kaštelanske rivijere" postala "Tulipan grupa", koja je od tadašnjeg Hrvatskog fonda za privatizaciju kupila dionice u vrijednosti 18 milijuna kuna, te uz to podmirila dugovanja prema stotinjak dobavljača i drugih vjerovnika u iznosu od 76 milijuna kuna. No, njezin plan investiranja nije realiziran, a tvrtka je završila u stečaju.

Prigodom svojedobnog pisanja o tvrtki "Parčina export-import", koja je išla u stečaj, greškom je napisano da je vlasništvo Joze Parčine, što nije točno budući da je ta tvrtka 1999. godine prodana novom vlasniku. Ovom se prigodom ispričavamo Jozi Parčini i čitateljima.

Splitski poduzetnik Jozo Parčina novi je vlasnik hotela "Palace", nekadašnjega dragulja dalmatinskog turizma.

Hotel "Palace" prodan je u stečajnom postupku, a Jozo Parčina, odnosno njegova tvrtka "Justitium maris", na trećoj po redu elektroničkoj dražbi održanoj pred Financijskom agencijom (FINA), između 29. srpnja i 12. kolovoza, ponudila je najviši iznos – 32,6 milijuna kuna. Za imovinu posrnule kaštelanske tvrtke licitirao je, naime, još jedan potencijalni kupac. Na trećoj dražbi krenulo se, inače, s najnižom početnom cijenom od 18,3 milijuna kuna, ili četvrtinom procijenjene vrijednosti od 73,5 milijuna kuna.

– Hotel "Palace" želio sam kupiti i sada je to realizirano "prebijanjem", odnosno aktiviranjem potraživanja uknjiženog na ime tvrtke "Justitium maris" – kazao...
