Prema podacima s Informacijskog sustava prostornog uređenja (ISPU) koji na svojim stranicama vodi Ministarstvo graditeljstva, prostornog uređenja i državne imovine, "Tommy grupa" u vlasništvu Tomislava Mamića, predala je kompletnu dokumentaciju za izmjenu i dopunu građevinske dozvole za izgradnju velikog hotela i preuređenje Vile Rosina na Bačvicama.

Zahtjev za izmjenu i dopunu građevinske dozvole podnijet je 29. prosinca 2020. godine, a kompletna dokumentacija (to se službeno zove uredan zahtjev) je gradskom upravnom odjelu koji izdaje građevinske dozvole dostavljena 3. veljače 2021. godine.

Što se namjerava graditi na Bačvicama? Prema podacima koji su službeno dostupni na ISPU, izmjena građevinske dozvole traži se za hotel koji će imati dvije podrumske etaže, suteren, prizemlje i četiri kata, 71 smještajnu jedinicu te lobby, recepciju, kongresni dio, kuhinju, restoran, piano bar i wellness.

Pored toga, imat će vanjski i unutarnji bazen sa servisnim prostorima te 50 parkirnih mjesta u podrumskoj etaži. Prema planiranim gabaritima, na Bačvicama bi se tako pojavio još jedan hotel koji bi u tlocrtu bio veći od hotela "Park".

Projektant ovog zahvata je arhitekt Jurica Jelavić. On je zajedno s Damirom Rakom i Sanjom Radovniković pobijedio na natječaju koji je za ovo područje 2009. godine, prije nego što je izabran za gradonačelnika, organizirao Željko Kerum.

Naime, prvi kupac terena i Vile Rosina bio je Kerum, koji je nekretnine koju godinu kasnije prodao Marini Wallner, da bi ih ona potom prodala Tomislavu Mamiću.

Povratak na staro

Izmjena građevinske dozvole je u postupku, čeka se odobrenje od gradske uprave, a Jelavić kaže kako se ovim projekt vraća na početak, odnosno na koncept kakav je bio zamišljen natječajem iz 2009. godine.

– Izvorno je to trebao biti hotel visoke kategorije koji bi kao "paspartu" ovijao Vilu Rosinu. No kasnije je došlo do izmjena projekta, sada ga vraćamo po želji investitora na ponovnu namjenu hotela – objašnjava Jelavić.

Radi se o tome da je nekadašnja vlasnica Marina Wallner pokušala pretvoriti hotelsku namjenu u apartmane, ali joj to nije prošlo. Na koncu je Wallnerova projekt i zemljište prodala "Tommyju".

Wallnerova je ušla u višegodišnji sudski spor s Gradom potražujući čak 25 milijuna odštete radi izgubljene dobiti, ali prošli mjesec je Vrhovni sud presudio u korist Grada. Nešto prije toga, u rujnu 2020. i Visoki trgovački sud je donio presudu koja je išla naruku Gradu Splitu, na osnovi obje presude ispada da je Grad ispravno postupio što nije dozvolio apartmanizaciju tog područja.

Jelavić najavljuje kako će hotel biti visoke kategorije sa standardima za pet zvjezdica, ali da ne zna hoće li biti tako i kategoriziran.

– Novi hoteli se rade na što većem standardu u smislu prostora, veličina, zaštite od požara, a on će se oglašavati vjerojatno kao "supreme four", odnosno s četiri zvjezdice jer je tako ekonomski isplativije – smatra arhitekt.

Prema podacima s Informacijskog sustava prostornog uređenja (ISPU) koji na svojim stranicama vodi Ministarstvo graditeljstva, prostornog uređenja i državne imovine, "Tommy grupa" u vlasništvu Tomislava Mamića, predala je kompletnu dokumentaciju za izmjenu i dopunu građevinske dozvole za izgradnju velikog hotela i preuređenje Vile Rosina na Bačvicama.

Zahtjev za izmjenu i dopunu građevinske dozvole podnijet je 29. prosinca 2020. godine, a kompletna dokumentacija (to se službeno zove uredan zahtjev) je gradskom upravnom odjelu koji izdaje građevinske dozvole dostavljena 3. veljače 2021. godine.

Što se namjerava graditi na Bačvicama? Prema podacima koji su službeno dostupni na ISPU, izmjena građevinske dozvole traži se za hotel koji će imati dvije podrumske etaže, suteren, prizemlje i četiri kata, 71 smještajnu jedinicu te lobby, recepciju, kongresni dio, kuhinju, restoran, piano bar i wellness.

Pored toga, imat će vanjski i unutarnji bazen sa servisnim prostorima te 50 parkirnih mjesta u podrumskoj etaži. Prema planiranim gabaritima, na Bačvicama bi se tako pojavio još jedan hotel koji bi u tlocrtu bio veći od hotela "Park".

Projektant ovog zahvata je arhitekt Jurica Jelavić. On je zajedno s Damirom Rakom i Sanjom Radovniković pobijedio na natječaju koji je za ovo područje 2009. godine, prije nego što je izabran za gradonačelnika, organizirao Željko Kerum.

Naime, prvi kupac terena i Vile Rosina bio je Kerum, koji je nekretnine koju godinu kasnije prodao Marini Wallner, da bi ih ona potom prodala Tomislavu Mamiću.

Povratak na staro

Izmjena građevinske dozvole je u postupku, čeka se odobrenje od gradske uprave, a Jelavić kaže kako se ovim projekt vraća na početak, odnosno na koncept kakav je bio zamišljen natječajem iz 2009. godine.

– Izvorno je to trebao biti hotel visoke kategorije koji bi kao "paspartu" ovijao Vilu Rosinu. No kasnije je došlo do izmjena projekta, sada ga vraćamo po želji investitora na ponovnu namjenu hotela – objašnjava Jelavić.

Radi se o tome da je nekadašnja vlasnica Marina Wallner pokušala pretvoriti hotelsku namjenu u apartmane, ali joj to nije prošlo. Na koncu je Wallnerova projekt i zemljište prodala "Tommyju".

Wallnerova je ušla u višegodišnji sudski spor s Gradom potražujući čak 25 milijuna odštete radi izgubljene dobiti, ali prošli mjesec je Vrhovni sud presudio u korist Grada. Nešto prije toga, u rujnu 2020. i Visoki trgovački sud je donio presudu koja je išla naruku Gradu Splitu, na osnovi obje presude ispada da je Grad ispravno postupio što nije dozvolio apartmanizaciju tog područja.

Jelavić najavljuje kako će hotel biti visoke kategorije sa standardima za pet zvjezdica, ali da ne zna hoće li biti tako i kategoriziran.

– Novi hoteli se rade na što većem standardu u smislu prostora, veličina, zaštite od požara, a on će se oglašavati vjerojatno kao "supreme four", odnosno s četiri zvjezdice jer je tako ekonomski isplativije – smatra arhitekt.
