Rat u Ukrajini dodatno je uzbudio splitsko tržište nekretnina. Cijene su i ranije, zbog pandemije koronavirusa i gospodarskih teškoća koje je "lockdown" uzrokovao, otišle u nebo jer se pojavila inflacija koja "jede" novac.

– I sve ovo o čemu govorite sad se dodatno odrazilo na tržište nekretnina u Splitu. Posljednjih dvadesetak dana osjeća se povećana potražnja za stanovima, a razlog je bojazan kupaca da će im novac propasti jer je inflacija na djelu – kaže posrednik u kupoprodaji nekretnina Ervin Poljaković.

Zato su cijene ponovno narasle. Novogradnje na Žnjanu prodaju se za više od četiri, a na Mejama i za šest tisuća eura po metru četvornom. 

– Da, nažalost, cijene su od početka rata u Ukrajini opet porasle. Ne puno, ali su više nego prošlog mjeseca. E, sad, dodatni je problem specifična ponuda na splitskom tržištu nekretnina. Mahom se traže jednosobni i manji dvosobni stanovi do 150 tisuća eura, a njih kronično nedostaje. Razlog je taj što se inače malo gradi, a naši kupci u prosjeku ne mogu, čak ni uz podizanje kredita, kupiti skuplji stan od te cijene. Ona im je plafon. To je limit preko kojeg ne mogu ni da hoće. Sad je na djelu i prodaja subvencioniranih stanova u režiji APN-a pa je tržište prilično živo – objašnjava Poljaković.

Što je s najmom stanova? I koliko će na to utjecati tijek iduće turističke sezone?

– Teško je to prognozirati. Dugoročni najam stanova u Splitu ugovara se obično ujesen, kad kreće školska i akademska godina, pa najčešće studenti traže smještaj preko zime. Znači, svi oni kojima je trebao stan koji će unajmljivati na taj način, većinom su ga već i pronašli. Bude li turistička sezona lošija, a bit će sigurno ako se rat u Ukrajini nastavi, onda ćemo pred kraj godine imati više stanova za dugoročni najam nego inače, što u konačnici utječe i na cijenu najma. Kako god okrenete, sve ovisi o situaciji u Ukrajini – ističe Poljaković.    

Na koncu, tko kupuje papreno skupe nekretnine u Splitu? Domaći ili stranci? I što se najviše traži?

– Odgovor je – naš svijet, ali i stranci, i to iz bogatijih zapadnih zemalja Europe. Privlači ih naše tržište nekretnina jer su kuće, stanovi i apartmani, ma koliko to apsurdno zvučalo, za njihove pojmove ovdje još jeftini. Nedavno mi je naš čovjek koji se bavi građevinarstvom u Njemačkoj kazao da se novogradnje u Münchenu prodaju i po 17 tisuća, a stari stanovi po 12 tisuća eura po metru četvornome. I naravno da onda oni na nas gledaju kao na iznimno povoljno tržište puno dobrih prilika – veli Poljaković i dodaje da su u Splitu kupcima novogradnje na prvom mjestu.

– Čak nije više bitna ni lokacija. Samo da je novo. Pojednostavljeno gledano, kupci vam traže ili novogradnju ili centar grada zbog mogućnosti turističkog najma. Novogradnja "igra" i na Mejama i na Mejašima, a stari stanovi najviše se traže u povijesnoj jezgri grada: u Varošu, na Manušu, Lučcu, Dobrome... – zaključuje Poljaković.

Rat u Ukrajini dodatno je uzbudio splitsko tržište nekretnina. Cijene su i ranije, zbog pandemije koronavirusa i gospodarskih teškoća koje je "lockdown" uzrokovao, otišle u nebo jer se pojavila inflacija koja "jede" novac.

– I sve ovo o čemu govorite sad se dodatno odrazilo na tržište nekretnina u Splitu. Posljednjih dvadesetak dana osjeća se povećana potražnja za stanovima, a razlog je bojazan kupaca da će im novac propasti jer je inflacija na djelu – kaže posrednik u kupoprodaji nekretnina Ervin Poljaković.

Zato su cijene ponovno narasle. Novogradnje na Žnjanu prodaju se za više od četiri, a na Mejama i za šest tisuća eura po metru četvornom. 

– Da, nažalost, cijene su od početka rata u Ukrajini opet porasle. Ne puno, ali su više nego prošlog mjeseca. E, sad, dodatni je problem specifična ponuda na splitskom tržištu nekretnina. Mahom se traže jednosobni i manji dvosobni stanovi do 150 tisuća eura, a njih kronično nedostaje. Razlog je taj što se inače malo gradi, a naši kupci u prosjeku ne mogu, čak ni uz podizanje kredita, kupiti skuplji stan od te cijene. Ona im je plafon. To je limit preko kojeg ne mogu ni da hoće. Sad je na djelu i prodaja subvencioniranih stanova u režiji APN-a pa je tržište prilično živo – objašnjava Poljaković.

Što je s najmom stanova? I koliko će na to utjecati tijek iduće turističke sezone?

– Teško je to prognozirati. Dugoročni najam stanova u Splitu ugovara se obično ujesen, kad kreće školska i akademska godina, pa najčešće studenti traže smještaj preko zime. Znači, svi oni kojima je trebao stan koji će unajmljivati na taj način, većinom su ga već i pronašli. Bude li turistička sezona lošija, a bit će sigurno ako se rat u Ukrajini nastavi, onda ćemo pred kraj godine imati više stanova za dugoročni najam nego inače, što u konačnici utječe i na cijenu najma. Kako god okrenete, sve ovisi o situaciji u Ukrajini – ističe Poljaković.    

Na koncu, tko kupuje papreno skupe nekretnine u Splitu? Domaći ili stranci? I što se najviše traži?

– Odgovor je – naš svijet, ali i stranci, i to iz bogatijih zapadnih zemalja Europe. Privlači ih naše tržište nekretnina jer su kuće, stanovi i apartmani, ma koliko to apsurdno zvučalo, za njihove pojmove ovdje još jeftini. Nedavno mi je naš čovjek koji se bavi građevinarstvom u Njemačkoj kazao da se novogradnje u Münchenu prodaju i po 17 tisuća, a stari stanovi po 12 tisuća eura po metru četvornome. I naravno da onda oni na nas gledaju kao na iznimno povoljno tržište puno dobrih prilika – veli Poljaković i dodaje da su u Splitu kupcima novogradnje na prvom mjestu.

– Čak nije više bitna ni lokacija. Samo da je novo. Pojednostavljeno gledano, kupci vam traže ili novogradnju ili centar grada zbog mogućnosti turističkog najma. Novogradnja "igra" i na Mejama i na Mejašima, a stari stanovi najviše se traže u povijesnoj jezgri grada: u Varošu, na Manušu, Lučcu, Dobrome... – zaključuje Poljaković.

Rat u Ukrajini dodatno je uzbudio splitsko tržište nekretnina. Cijene su i ranije, zbog pandemije koronavirusa i gospodarskih teškoća koje je "lockdown" uzrokovao, otišle u nebo jer se pojavila inflacija koja "jede" novac.

– I sve ovo o čemu govorite sad se dodatno odrazilo na tržište nekretnina u Splitu. Posljednjih dvadesetak dana osjeća se povećana potražnja za stanovima, a razlog je bojazan kupaca da će im novac propasti jer je inflacija na djelu – kaže posrednik u kupoprodaji nekretnina Ervin Poljaković.
