Ako gradski vijećnici, poput niza sličnih slučajeva, na svojoj današnjoj sjednici prihvate prijedlog službi u Banovini i odbiju pravo prvokupa, državna tvrtka “Odašiljači i veze” bit će korak bliže planiranoj prodaji cjelokupnog trinaestog kata “Koteksova” nebodera u Zvonimirovoj ulici.

Vrijednost prostora na vrhu poslovne zgrade koja se sve više pretvara u turistički smještajni objekt, ukupne površine gotovo 269 četvornih metara, procijenjena je na 4,54 milijuna kuna, odnosno na nešto više od 610.000 eura ili oko 2270 eura po kvadratu.

Budući da se nekretnina nalazi u zoni “B” zaštićene kulturno-povijesne cjeline grada i time ima status kulturnog dobra, vlasnik je, a u ovom slučaju to je spomenuta nacionalna kompanija, dužan pravo prvokupa ponuditi, državi, Županiji i Gradu Splitu.

 

 

U pravilu se sve spomenute razine vlasti odriču te mogućnosti, pa je izgledno da će prostorije u vlasništvu “Odašiljača i veza” uskoro promijeniti vlasnika.

Lokacija je u svakom slučaju atraktivna za eventualnu turističku namjenu, jer se pruža pogled praktički na cijeli grad, more i otoke, ali nipošto ne treba zanemariti i nepovoljne elemente kao što su izloženost vrućini, hladnoći i vjetrovima.

Perkovićevo djelo

Podsjetimo, “Koteksov” neboder s 13 katova, izgrađen 1964. godine, trajno je obilježio vizuru grada, posebno gledano s mora.

 

 

Projektant zgrade visoke 50 metara koja se i danas nalazi među 30 najviših stambenih i poslovnih objekata u Hrvatskoj, bio je naš sugrađanin i praški diplomant, arhitekt Lovro Perković (1910. – 1998.), dobitnik državne nagrade “Vladimir Nazor” za životno djelo 1975. godine.

Međutim, spomenuta zgrada samo je dio njegovih prepoznatljivih radova, jer je Perkovićevo djelo u urbanom izgledu Splita prisutno gotovo na svakom koraku, od Parka Emanuela Vidovića, preko izvornog rješenja hotela “Marjan”, do zgrade Fakulteta elektrotehnike, strojarstva i brodogradnje.

Ako gradski vijećnici, poput niza sličnih slučajeva, na svojoj današnjoj sjednici prihvate prijedlog službi u Banovini i odbiju pravo prvokupa, državna tvrtka “Odašiljači i veze” bit će korak bliže planiranoj prodaji cjelokupnog trinaestog kata “Koteksova” nebodera u Zvonimirovoj ulici.

Vrijednost prostora na vrhu poslovne zgrade koja se sve više pretvara u turistički smještajni objekt, ukupne površine gotovo 269 četvornih metara, procijenjena je na 4,54 milijuna kuna, odnosno na nešto više od 610.000 eura ili oko 2270 eura po kvadratu.

Budući da se nekretnina nalazi u zoni “B” zaštićene kulturno-povijesne cjeline grada i time ima status kulturnog dobra, vlasnik je, a u ovom slučaju to je spomenuta nacionalna kompanija, dužan pravo prvokupa ponuditi, državi, Županiji i Gradu Splitu.

 

 

U pravilu se sve spomenute razine vlasti odriču te mogućnosti, pa je izgledno da će prostorije u vlasništvu “Odašiljača i veza” uskoro promijeniti vlasnika.

Lokacija je u svakom slučaju atraktivna za eventualnu turističku namjenu, jer se pruža pogled praktički na cijeli grad, more i otoke, ali nipošto ne treba zanemariti i nepovoljne elemente kao što su izloženost vrućini, hladnoći i vjetrovima.

Perkovićevo djelo

Podsjetimo, “Koteksov” neboder s 13 katova, izgrađen 1964. godine, trajno je obilježio vizuru grada, posebno gledano s mora.

 

 

Projektant zgrade visoke 50 metara koja se i danas nalazi među 30 najviših stambenih i poslovnih objekata u Hrvatskoj, bio je naš sugrađanin i praški diplomant, arhitekt Lovro Perković (1910. – 1998.), dobitnik državne nagrade “Vladimir Nazor” za životno djelo 1975. godine.

Međutim, spomenuta zgrada samo je dio njegovih prepoznatljivih radova, jer je Perkovićevo djelo u urbanom izgledu Splita prisutno gotovo na svakom koraku, od Parka Emanuela Vidovića, preko izvornog rješenja hotela “Marjan”, do zgrade Fakulteta elektrotehnike, strojarstva i brodogradnje.
