Na prvokup nekretnina Skupštini Dubrovačko-neretvanske županije upravo je ponuđen dubrovački ljetnikovac Bassegli Gozze za četiri milijuna eura.

Iz odluke koja je objavljena javnosti osim cijene nema detalja te ponude, pa je nejasno prodaje li se samo mala ruševna zgrada ljetnikovca, ili, što je izglednije, ogromno zemljište oko nje koje je danas veliki parking usred Dubrovnika, i unutar granica nekadašnje tvornice ulja Radeljević.

Nekretninu prodaje Lovorko Milošević, odnosno njegova tvrtka "Azori Dubrovnik", a on je isti ljetnikovac kupio prošle godine od "B2 Kapitala" kako bi okrupnio svoje zemljište usred poslovnog dijela Dubrovnika zajedno sa susjednim zemljištem bivše remize. Tvrtka "B2 Kapital" lani je isti ljetnikovac prodavala po istoj cijeni, a Županija je kao i sada odbila prvokup.

No cijena ove nekretnine ni blizu ne pokazuje pravo stanje cijena nekretnina u Dubrovniku koji važi za najskuplji hrvatski grad. Upućeni u tržište nekretnina u Dubrovniku ističu kako je ogromna razlika između tražene i stvarne, odnosno prodajne cijene čak do 30 posto, što potvrđuju i podaci Porezne uprave na temelju koje se razrezuje porez na promet nekretnina.

– Bez obzira na ono što tvrdi ulica i usmena predaja, u Dubrovniku je najviša postignuta cijena stana u novogradnji 5500 eura za četvorni metar. Cijena novogradnje ovisno o položaju, komunalnoj infrastrukturi u Dubrovniku po kvadratu iznosi između 4000 i 5000 eura. To je realna cijena, ostalo su spekulacije. Susjed susjedu kaže da je stan prodao za šest, a zapravo je prodao za četiri tisuće eura – navodi to Goran Pikunić, vlasnik agencije Libertas inženjering koja posluje u Dubrovniku i Zagrebu.

– Trend pada cijene nekretnina koji je zahvatio kontinentalne europske zemlje nije stigao do Dubrovnika. Ovdje se sve što se izgradi i proda. Visoke cijene kvadrata u Dubrovniku posljedica su iznimno male ponude, a jako je teško naći stan u novogradnji s prilazom, parkiralištem i garažnim mjestom. U Dubrovniku do korekcije cijene četvornog metra može doći samo u starijim, dotrajalim stanovima, bez parkirališnog mjesta – ističe vlasnik Libertas inženjeringa.

Cijena stanogradnje ne ovisi toliko o gradskom području nego o mogućnostima komercijalizacije nekretnine, odnosno nije svejedno kupuje li se stan za stanovanje ili kao poslovna investicija, što je najčešće slučaj.

Stambene jedinice s pogledom na more i u blizini povijesne jezgre Dubrovnika, na Pilama, Pločama, Boninovu ili u Lapadu, ali i u Gružu i Rijeci dubrovačkoj gledaju se kao poslovne investicije i one, ako su luksuzno uređene mogu doseći cijenu višu od 5000 eura za kvadrat, no stari stanovi, u lošijem stanju, bez pristupa automobilom pa time i skupljoj obnovi mogu se naći i za 2500 do 2800 eura u istim četvrtima.

Dubrovački trgovci nekretninama ističu kako je razlog visokih dubrovačkih cijena manjak novogradnji zbog čega su se cijene novogradnje zadnjih pet godina udvostručile. Slobodne zemljišne građevinske parcele na području Dubrovnika već su dugo rijetkost.

No zato se s otvaranjem Pelješkog mosta potražnja za građevinskim zemljištima na poluotoku povećala, a i tu se već nekretnine kupuju kao investicija u turistički objekt.

– Ako je kupnja investicijske prirode, novi vlasnik ima dosta viška zemljišta koje je platio jako skupo, od 100 do 150 eura po metru četvornom, tako da su najtraženije parcele od 500 do 700 metara četvornih jer je to idealno za izgradnju, za napraviti jedan turistički objekt – ističe Damir Đuračić, direktor agencije Muri nekretnine s Pelješca.

Na prvokup nekretnina Skupštini Dubrovačko-neretvanske županije upravo je ponuđen dubrovački ljetnikovac Bassegli Gozze za četiri milijuna eura.

Iz odluke koja je objavljena javnosti osim cijene nema detalja te ponude, pa je nejasno prodaje li se samo mala ruševna zgrada ljetnikovca, ili, što je izglednije, ogromno zemljište oko nje koje je danas veliki parking usred Dubrovnika, i unutar granica nekadašnje tvornice ulja Radeljević.

Nekretninu prodaje Lovorko Milošević, odnosno njegova tvrtka "Azori Dubrovnik", a on je isti ljetnikovac kupio prošle godine od "B2 Kapitala" kako bi okrupnio svoje zemljište usred poslovnog dijela Dubrovnika zajedno sa susjednim zemljištem bivše remize. Tvrtka "B2 Kapital" lani je isti ljetnikovac prodavala po istoj cijeni, a Županija je kao i sada odbila prvokup.

No cijena ove nekretnine ni blizu ne pokazuje pravo stanje cijena nekretnina u Dubrovniku koji važi za najskuplji hrvatski grad. Upućeni u tržište nekretnina u Dubrovniku ističu kako je ogromna razlika između tražene i stvarne, odnosno prodajne cijene čak do 30 posto, što potvrđuju i podaci Porezne uprave na temelju koje se razrezuje porez na promet nekretnina.

– Bez obzira na ono što tvrdi ulica i usmena predaja, u Dubrovniku je najviša postignuta cijena stana u novogradnji 5500 eura za četvorni metar. Cijena novogradnje ovisno o položaju, komunalnoj infrastrukturi u Dubrovniku po kvadratu iznosi između 4000 i 5000 eura. To je realna cijena, ostalo su spekulacije. Susjed susjedu kaže da je stan prodao za šest, a zapravo je prodao za četiri tisuće eura – navodi to Goran Pikunić, vlasnik agencije Libertas inženjering koja posluje u Dubrovniku i Zagrebu.

– Trend pada cijene nekretnina koji je zahvatio kontinentalne europske zemlje nije stigao do Dubrovnika. Ovdje se sve što se izgradi i proda. Visoke cijene kvadrata u Dubrovniku posljedica su iznimno male ponude, a jako je teško naći stan u novogradnji s prilazom, parkiralištem i garažnim mjestom. U Dubrovniku do korekcije cijene četvornog metra može doći samo u starijim, dotrajalim stanovima, bez parkirališnog mjesta – ističe vlasnik Libertas inženjeringa.

Cijena stanogradnje ne ovisi toliko o gradskom području nego o mogućnostima komercijalizacije nekretnine, odnosno nije svejedno kupuje li se stan za stanovanje ili kao poslovna investicija, što je najčešće slučaj.

Stambene jedinice s pogledom na more i u blizini povijesne jezgre Dubrovnika, na Pilama, Pločama, Boninovu ili u Lapadu, ali i u Gružu i Rijeci dubrovačkoj gledaju se kao poslovne investicije i one, ako su luksuzno uređene mogu doseći cijenu višu od 5000 eura za kvadrat, no stari stanovi, u lošijem stanju, bez pristupa automobilom pa time i skupljoj obnovi mogu se naći i za 2500 do 2800 eura u istim četvrtima.

Dubrovački trgovci nekretninama ističu kako je razlog visokih dubrovačkih cijena manjak novogradnji zbog čega su se cijene novogradnje zadnjih pet godina udvostručile. Slobodne zemljišne građevinske parcele na području Dubrovnika već su dugo rijetkost.

No zato se s otvaranjem Pelješkog mosta potražnja za građevinskim zemljištima na poluotoku povećala, a i tu se već nekretnine kupuju kao investicija u turistički objekt.

– Ako je kupnja investicijske prirode, novi vlasnik ima dosta viška zemljišta koje je platio jako skupo, od 100 do 150 eura po metru četvornom, tako da su najtraženije parcele od 500 do 700 metara četvornih jer je to idealno za izgradnju, za napraviti jedan turistički objekt – ističe Damir Đuračić, direktor agencije Muri nekretnine s Pelješca.
