Raspisan je novi natječaj za izgradnju dviju zgrada s ukupno 12 stanova po modelu poticane stanogradnje (POS) na području srednje Dalmacije.

Priliku za dobivanje stana po povoljnoj cijeni kvadrata, onom po pravilu državne Agencije za pravni promet i posredovanje nekretninama (APN), imat će 12 mladih otočnih obitelji, budući da je plan izgraditi dvije zgrade sa po šest stanova u srcu Grohota, općinskog središta Šolte.

Parcela se nalazi tik do zgrade osnovne škole, radi se o zemljištu iza mjesne pekare, u neposrednoj blizini glavne otočne prometnice.

Procijenjena vrijednost radova je oko 1,2 milijuna eura, plan trajanja gradnje je 540 dana, odnosno godinu i pol. Što se, pak, potencijalnih izvođači radova tiče, oni bi svoje ponude, kako bi eventualno sutra bili realizatori ove značajne investicije, trebali dostaviti državnoj ustanovi do 10. svibnja.

To su generalije samog natječaja, a ima li zainteresiranih mladih obitelji na Šolti za POS-ove stanove, upitali smo općinskog načelnika Nikolu Cecića-Karuzića:

– Tri natječaja smo proveli za iskazivanje interesa, no nemamo još brojku zainteresiranih ljudi s prebivalištem na našem području za svih 12 stanova. Slijedi nam, naime, i novi poziv, budući da su neki morali odustati zbog nemogućnosti neispunjavanja svih uvjeta za dobivanje kredita, odnosno traženja od strane banaka.

Ne očekujemo u tom smjeru veće probleme, budući da je odluka Općine da u tom slučaju mi kupimo preostale stanove za smještaj kadrova koji nam nedostaju na otoku, od liječnika, farmaceuta, profesora...

Navodi nam prvi čovjek otočne vlasti kako su maksimalno izišli u susret realizaciji ovog ulaganja jer su u korist APN-a dali općinsko zemljište, izgradili potrebnu infrastrukturu te su se odrekli naplate komunalnog doprinosa.

Procjena je kako se s općinskim "dodatkom" uštedjelo oko 300 eura po kvadratu.

– Ne znam točno koliko će na kraju biti cijena kvadrata, kalkulacije su oko 1480 eura, no sve će se znati preciznije nakon okončanja novog javnog poziva i slaganja liste kandidata koji ispunjavaju uvjete za kupnju POS-ovih stanova.

Sada tek treba čekati okončanje javnih poziva i za izvođače radova, ali i za listu budućih vlasnika stambenih nekretnina.

Tek kada se utvrde svi prioriteti, kada se vidi tko sve želi stan, ali i tko sve ispunjava uvjete po APN-ovim pravilima, znat će se i konačan izračun cijene za kvadrat stana.

Raspisan je novi natječaj za izgradnju dviju zgrada s ukupno 12 stanova po modelu poticane stanogradnje (POS) na području srednje Dalmacije.

Priliku za dobivanje stana po povoljnoj cijeni kvadrata, onom po pravilu državne Agencije za pravni promet i posredovanje nekretninama (APN), imat će 12 mladih otočnih obitelji, budući da je plan izgraditi dvije zgrade sa po šest stanova u srcu Grohota, općinskog središta Šolte.

Parcela se nalazi tik do zgrade osnovne škole, radi se o zemljištu iza mjesne pekare, u neposrednoj blizini glavne otočne prometnice.

Procijenjena vrijednost radova je oko 1,2 milijuna eura, plan trajanja gradnje je 540 dana, odnosno godinu i pol. Što se, pak, potencijalnih izvođači radova tiče, oni bi svoje ponude, kako bi eventualno sutra bili realizatori ove značajne investicije, trebali dostaviti državnoj ustanovi do 10. svibnja.

To su generalije samog natječaja, a ima li zainteresiranih mladih obitelji na Šolti za POS-ove stanove, upitali smo općinskog načelnika Nikolu Cecića-Karuzića:

– Tri natječaja smo proveli za iskazivanje interesa, no nemamo još brojku zainteresiranih ljudi s prebivalištem na našem području za svih 12 stanova. Slijedi nam, naime, i novi poziv, budući da su neki morali odustati zbog nemogućnosti neispunjavanja svih uvjeta za dobivanje kredita, odnosno traženja od strane banaka.

Ne očekujemo u tom smjeru veće probleme, budući da je odluka Općine da u tom slučaju mi kupimo preostale stanove za smještaj kadrova koji nam nedostaju na otoku, od liječnika, farmaceuta, profesora...

Navodi nam prvi čovjek otočne vlasti kako su maksimalno izišli u susret realizaciji ovog ulaganja jer su u korist APN-a dali općinsko zemljište, izgradili potrebnu infrastrukturu te su se odrekli naplate komunalnog doprinosa.

Procjena je kako se s općinskim "dodatkom" uštedjelo oko 300 eura po kvadratu.

– Ne znam točno koliko će na kraju biti cijena kvadrata, kalkulacije su oko 1480 eura, no sve će se znati preciznije nakon okončanja novog javnog poziva i slaganja liste kandidata koji ispunjavaju uvjete za kupnju POS-ovih stanova.

Sada tek treba čekati okončanje javnih poziva i za izvođače radova, ali i za listu budućih vlasnika stambenih nekretnina.

Tek kada se utvrde svi prioriteti, kada se vidi tko sve želi stan, ali i tko sve ispunjava uvjete po APN-ovim pravilima, znat će se i konačan izračun cijene za kvadrat stana.
