U Kaštelima se uskoro popunjava ugostiteljska ponuda namijenjena ponajprije ljubiteljima brze hrane.

U pripremi je, naime, otvaranje novog McDonald’sa i to u Sućurcu, petog u Splitsko-dalmatinskoj županiji, ali prvog izvan Splita u kojemu su locirana sva četiri dosadašnja. Restoran je planiran za oko 120 gostiju, a novina je da će se kroz prozore usluživati i gosti u automobilima.

Projekt je ovoga trenutka u fazi ishođenja lokacijske dozvole u Upravnom odjelu za prostorno uređenje kaštelanske gradske uprave, za koju je investitor, zagrebačka tvrtka "Thya", podnijela zatjev u prosincu 2021. godine. Prošlog je mjeseca zahtjev ocijenjen "urednim" što ukazuje da je bio kvalitetno pripremljen, odnosno potpun te da se postupak ishođenja nastavlja bez zastoja.

Iz najmanje dva razloga lokacija u Kaštel Sućurcu nije slučajno odabrana. Poznavatelji domaćeg tržišta nekretnina prisjetit će se da je "Thya", inače registrirana upravo za poslovanje nekretninama, vlasnica parcele smještene neposredno ispod Jadranske magistrale, a iznad zemljišta na rubu nekadašnjeg kompleksa tvornice "Jugovinil" na kojem je austrijski trgovački centar "Stop Shop" koji je u završnoj fazi gradnje.

Tvrtka je prošle jeseni očistila svoj terem i postavila kamere kako bi spriječila uznapredovani ilegalni dovoz i odlaganje građevinskog otpada. Već tada je, kako nam je kazivala direktorica Sanela Ćorković, razmatrano stavljanje parcele u funkciju.

Sudeći po tome što je nekoliko mjeseci kasnije pokrenut postupak ishođenja dokumentacije za restoran McDonald’s, razmatranje nije potrajalo.

Drugi bi se razlog mogao naći u povezanosti tvrtke vlasnice zemljišta s mesnom industrijom "Gavrilović". Osnivač "Thyje" je, naime, također zagrebačka tvrtka "Dinova-Diona", a vlasnik te kompanije je "GG Tenor" za upravljanje društvima, osnivač kojega je Georg Gavrilović.

Dakako, riječ je o članu poznate obitelji Gavrilović vezane za Prvu hrvatasku tvornicu salame, sušena mesa i masti. Spomenuti poduzetnik stoji i iza tvrtke "Globalna hrana", nositelja "McDonald's-ove" franžize za Hrvatsku.

Svakako ne treba zanemariti ni podatak da će novi restoran brze prehrane biti sagrađen na lokaciji koja nije "na ruku" samo domicilnom stanovništvu koje se opskrbljuje u susjednim mu trgovinama "Lidl", "Plodine", "Super Konzum" i uskoro spomenutim "Stop Shopom", nego i korisnicima Magistrale i stare kaštelanske ceste, što će reći putnicima namjernicima iz svih pravaca.

Objektu se, kako su nam odgovorili iz gradske uprave, može pristupiti sa svih strana, s tim da su glavni ulazi za posjetitelje s južne strane (preko terase) i zapadne dok je gospodarski ulaz predviđen s istočne strane zemljišta.

Planirana građevina bit će prizemna i moći će se funkcionalno podijeliti u nekoliko zavisnih zona koje se sastoje od restoranskog dijela za usluživanje gostiju sa sanitarijama, kuhinjom sa pratećim prostorijama i prostorijama za osoblje. Na zapadnoj strani projektirana je vanjska terasa restorana sa igračkom - toboganom za djecu.

Ugostiteljski prostor zauzima gotovo polovicu tlocrta zgrade, a na njega se izravno nadovezuju pult za usluživanje s kuhinjom u stražnjem planu i sanitarijama za korisnike. Pozadinski istočni dio zgrade je predviđen za pristup dostavnih vozila, tehniku, spremišta, sanitarije s garderobama i prostorom za dnevni odmor osoblja.

Budući da se radi o franšiznom lancu restorana brze prehrane, svi konstrukcijski i ostali gradbeni elementi, puni i stakleni dijelovi fasada, nadstrešnice, krovne i parterne obloge, unutrašnji podovi, stropovi, mobiljar, rasvjeta, logotipovi, boje, materijali, teksture, princip prostorne organizacije itd. su definirani unaprijed razrađenim korporativnim identitetom ugostiteljskog lanca koji se primjenjuje na sve njihove restorane uz prilagodbu zatečenom stanju i prostorno-funkcionalnim mogućnostima same lokacije.

Objekt tlocrtne površine 540,7 četvornih metara, s nadstrešnicom od 152,9 kvadrata te terasom od 349 kvadrata bit će sagrađen na građevinskoj čestici površine 8763 kvadrata. U ukupnoj površini građevinske čestice zelenilo sudjeluje s 37,17 posto ili 3258 kvadrata.

Planirani rok gradnje nismo uspjeli doznati. Direktorica Ćorković ljubazno nam je odgovorila da je "projekt tek u razvojnoj fazi pa je nezahvalno davati bilo kakve dodatne informacije dok isti ne uđe u službeniju fazu razvoja".

Prvi McDonald's izvan velikoga grada
Novi McDonald’s je kako smo rekli peti u Splitsko-dalmatinskoj županiji, ali i osmi u Dalmaciji. U Zadru rade dva, jedan na periferiji, a drugi u samom središtu grada. Šibenski se nalazi u trgovačkom centru "Dalmare", smještenom također uz Magistralu na jugoistočnom ulazu u grad. U Hrvatskoj ovoga trenutka posluje ukupno 37 McDonald’sa.

U Kaštelima se uskoro popunjava ugostiteljska ponuda namijenjena ponajprije ljubiteljima brze hrane.

U pripremi je, naime, otvaranje novog McDonald’sa i to u Sućurcu, petog u Splitsko-dalmatinskoj županiji, ali prvog izvan Splita u kojemu su locirana sva četiri dosadašnja. Restoran je planiran za oko 120 gostiju, a novina je da će se kroz prozore usluživati i gosti u automobilima.

Projekt je ovoga trenutka u fazi ishođenja lokacijske dozvole u Upravnom odjelu za prostorno uređenje kaštelanske gradske uprave, za koju je investitor, zagrebačka tvrtka "Thya", podnijela zatjev u prosincu 2021. godine. Prošlog je mjeseca zahtjev ocijenjen "urednim" što ukazuje da je bio kvalitetno pripremljen, odnosno potpun te da se postupak ishođenja nastavlja bez zastoja.

Iz najmanje dva razloga lokacija u Kaštel Sućurcu nije slučajno odabrana. Poznavatelji domaćeg tržišta nekretnina prisjetit će se da je "Thya", inače registrirana upravo za poslovanje nekretninama, vlasnica parcele smještene neposredno ispod Jadranske magistrale, a iznad zemljišta na rubu nekadašnjeg kompleksa tvornice "Jugovinil" na kojem je austrijski trgovački centar "Stop Shop" koji je u završnoj fazi gradnje.

Tvrtka je prošle jeseni očistila svoj terem i postavila kamere kako bi spriječila uznapredovani ilegalni dovoz i odlaganje građevinskog otpada. Već tada je, kako nam je kazivala direktorica Sanela Ćorković, razmatrano stavljanje parcele u funkciju.

Sudeći po tome što je nekoliko mjeseci kasnije pokrenut postupak ishođenja dokumentacije za restoran McDonald’s, razmatranje nije potrajalo.

Drugi bi se razlog mogao naći u povezanosti tvrtke vlasnice zemljišta s mesnom industrijom "Gavrilović". Osnivač "Thyje" je, naime, također zagrebačka tvrtka "Dinova-Diona", a vlasnik te kompanije je "GG Tenor" za upravljanje društvima, osnivač kojega je Georg Gavrilović.

Dakako, riječ je o članu poznate obitelji Gavrilović vezane za Prvu hrvatasku tvornicu salame, sušena mesa i masti. Spomenuti poduzetnik stoji i iza tvrtke "Globalna hrana", nositelja "McDonald's-ove" franžize za Hrvatsku.

Svakako ne treba zanemariti ni podatak da će novi restoran brze prehrane biti sagrađen na lokaciji koja nije "na ruku" samo domicilnom stanovništvu koje se opskrbljuje u susjednim mu trgovinama "Lidl", "Plodine", "Super Konzum" i uskoro spomenutim "Stop Shopom", nego i korisnicima Magistrale i stare kaštelanske ceste, što će reći putnicima namjernicima iz svih pravaca.

Objektu se, kako su nam odgovorili iz gradske uprave, može pristupiti sa svih strana, s tim da su glavni ulazi za posjetitelje s južne strane (preko terase) i zapadne dok je gospodarski ulaz predviđen s istočne strane zemljišta.

Planirana građevina bit će prizemna i moći će se funkcionalno podijeliti u nekoliko zavisnih zona koje se sastoje od restoranskog dijela za usluživanje gostiju sa sanitarijama, kuhinjom sa pratećim prostorijama i prostorijama za osoblje. Na zapadnoj strani projektirana je vanjska terasa restorana sa igračkom - toboganom za djecu.

Ugostiteljski prostor zauzima gotovo polovicu tlocrta zgrade, a na njega se izravno nadovezuju pult za usluživanje s kuhinjom u stražnjem planu i sanitarijama za korisnike. Pozadinski istočni dio zgrade je predviđen za pristup dostavnih vozila, tehniku, spremišta, sanitarije s garderobama i prostorom za dnevni odmor osoblja.

Budući da se radi o franšiznom lancu restorana brze prehrane, svi konstrukcijski i ostali gradbeni elementi, puni i stakleni dijelovi fasada, nadstrešnice, krovne i parterne obloge, unutrašnji podovi, stropovi, mobiljar, rasvjeta, logotipovi, boje, materijali, teksture, princip prostorne organizacije itd. su definirani unaprijed razrađenim korporativnim identitetom ugostiteljskog lanca koji se primjenjuje na sve njihove restorane uz prilagodbu zatečenom stanju i prostorno-funkcionalnim mogućnostima same lokacije.

Objekt tlocrtne površine 540,7 četvornih metara, s nadstrešnicom od 152,9 kvadrata te terasom od 349 kvadrata bit će sagrađen na građevinskoj čestici površine 8763 kvadrata. U ukupnoj površini građevinske čestice zelenilo sudjeluje s 37,17 posto ili 3258 kvadrata.

Planirani rok gradnje nismo uspjeli doznati. Direktorica Ćorković ljubazno nam je odgovorila da je "projekt tek u razvojnoj fazi pa je nezahvalno davati bilo kakve dodatne informacije dok isti ne uđe u službeniju fazu razvoja".

Prvi McDonald's izvan velikoga grada
Novi McDonald’s je kako smo rekli peti u Splitsko-dalmatinskoj županiji, ali i osmi u Dalmaciji. U Zadru rade dva, jedan na periferiji, a drugi u samom središtu grada. Šibenski se nalazi u trgovačkom centru "Dalmare", smještenom također uz Magistralu na jugoistočnom ulazu u grad. U Hrvatskoj ovoga trenutka posluje ukupno 37 McDonald’sa.
