Nekadašnja perjanica kaštelanskog turizma, hotel "Palace" u Kaštel Starom, oglašen je na prodaju po cijeni od 15 milijuna eura.

Jedna je to od najvrjednijih nekretnina koja ovih dana povećava ionako veliko zanimanje za tržište nekretnina pod Kozjakom..

- Namjera mi je pokrenuti projekt planiran prije nekoliko godina kad sam kupio "Palace" i zato vodim razgovore s dva potencijalna partnera zainteresirana za hotelski biznis o zajedničkom ulaganju. Ako se, međutim, ne dogovorimo, predviđena je i mogućnost prodaje – kazao nam je splitski poduzetnik Jozo Parčina, najavljujući da će se rezultati znati do ovoga ljeta.

Registriran kao vlasništvo Parčinine tvrtke "Justitium maris", "Palace" je, podsjetimo, kupljen u stečajnom postupku nad poduzećem "Kaštelanska rivijerom" na trećoj po redu elektroničkoj dražbi održanoj pred Financijskom agencijom (Fina), za 32,6 milijuna kuna.

Najniža početna cijena bila je 18,3 milijuna kuna, odnosno četvrtina procijenjene vrijednosti od 73,5 milijuna kuna. Parčina je ponuđenu nekretninu kupio aktiviranjem potraživanja uknjiženog na ime "Justitium marisa", otkupljenog od austrijske agencije HETA, sljednice Hypo banke koja je imala založno pravo.

Realizaciju planova koji su obuhvaćali obnovu postojećeg hotelskog objekta s 80 soba, inače zaštićenog spomenika kulture, te izgradnju novog hotela s oko 400 soba zaustavila je pandemija, a sve je bilo gotovo dogovoreno.

- S pandemijom, a kasnije s agresijom na Ukrajinu i ratom došlo je do pada interesa stranih investitora za ulaganja koji je, međutim, oživio ulaskom Hrvatske u Schengen. Uvjeti su se promijenili i imam želju pokrenuti ovaj projekt s mrtve točke – naglasio je Parčina, pdsjećajući i na činjenicu da će Kaštela realizacijom ovog projekta dobiti nove smještajne turističke kapacitete, kojih mu nedostaje, posebice onih visoke kategorije, kao i nova radna mjesta.

Premda odavno nije u funkciji pa je zbog derutnog stanja postojećeg objekta "dragulj dalmatinskog turizma", kako je s razlogom nazivan izgubio nekadašnji sjaj, vrijednost kompleksu "Palace" i dalje podiže atraktivna lokacija u prvom redu do mora, ukupne površine 38 tisuća kvadrata, s prekrasnom plažom koju dakako treba urediti.

Kompleksu pripadaju i tri parka, a upravo na jednom od takvih kojemu je bio i vlasnik 1928. godine je Splićanin doktor prava Petar Kamber izgradio "Palace", prvi hotel u Kaštelima i prvi suvremeni smještajni objekt u priobalju srednje Dalmacije.

Kaštelane za "Palace" vezuju dvojaka sjećanja, lijepa i ona koja bi najradije zaboravili. Kad govore o povijesti spominju ugledne goste, primjerice opernu primadonu Milku Trninu i kardinala Alojzija Stepinca koji je u "Palacu" boravio kao tajnik zagrebačkog nadbiskupa dr. Antuna Bauera, a nedugo nakon Drugog svjetskog rata u njemu je tijekom posjeta Kaštelima boravio i Josip Broz Tito koji je doplovio gliserom iz Splita, o čemu postoje i sačuvane fotografije.

Od sadržaja najdraži su im bili teniski tereni i popularni plesnjak na kojemu bi se pridružili gostima hotela. A onda su došla vremena privatizacije i propalih ulaganja poput onog "Tulipan grupe" koja je 2005. godine postala vlasnikom "Kaštelanske rivijere" kojoj je pripadao "Palace". "Kaštelanska rivijera" je pak završila u stečaju.

Nekadašnja perjanica kaštelanskog turizma, hotel "Palace" u Kaštel Starom, oglašen je na prodaju po cijeni od 15 milijuna eura.

Jedna je to od najvrjednijih nekretnina koja ovih dana povećava ionako veliko zanimanje za tržište nekretnina pod Kozjakom..

- Namjera mi je pokrenuti projekt planiran prije nekoliko godina kad sam kupio "Palace" i zato vodim razgovore s dva potencijalna partnera zainteresirana za hotelski biznis o zajedničkom ulaganju. Ako se, međutim, ne dogovorimo, predviđena je i mogućnost prodaje – kazao nam je splitski poduzetnik Jozo Parčina, najavljujući da će se rezultati znati do ovoga ljeta.

Registriran kao vlasništvo Parčinine tvrtke "Justitium maris", "Palace" je, podsjetimo, kupljen u stečajnom postupku nad poduzećem "Kaštelanska rivijerom" na trećoj po redu elektroničkoj dražbi održanoj pred Financijskom agencijom (Fina), za 32,6 milijuna kuna.

Najniža početna cijena bila je 18,3 milijuna kuna, odnosno četvrtina procijenjene vrijednosti od 73,5 milijuna kuna. Parčina je ponuđenu nekretninu kupio aktiviranjem potraživanja uknjiženog na ime "Justitium marisa", otkupljenog od austrijske agencije HETA, sljednice Hypo banke koja je imala založno pravo.

Realizaciju planova koji su obuhvaćali obnovu postojećeg hotelskog objekta s 80 soba, inače zaštićenog spomenika kulture, te izgradnju novog hotela s oko 400 soba zaustavila je pandemija, a sve je bilo gotovo dogovoreno.

- S pandemijom, a kasnije s agresijom na Ukrajinu i ratom došlo je do pada interesa stranih investitora za ulaganja koji je, međutim, oživio ulaskom Hrvatske u Schengen. Uvjeti su se promijenili i imam želju pokrenuti ovaj projekt s mrtve točke – naglasio je Parčina, pdsjećajući i na činjenicu da će Kaštela realizacijom ovog projekta dobiti nove smještajne turističke kapacitete, kojih mu nedostaje, posebice onih visoke kategorije, kao i nova radna mjesta.

Premda odavno nije u funkciji pa je zbog derutnog stanja postojećeg objekta "dragulj dalmatinskog turizma", kako je s razlogom nazivan izgubio nekadašnji sjaj, vrijednost kompleksu "Palace" i dalje podiže atraktivna lokacija u prvom redu do mora, ukupne površine 38 tisuća kvadrata, s prekrasnom plažom koju dakako treba urediti.

Kompleksu pripadaju i tri parka, a upravo na jednom od takvih kojemu je bio i vlasnik 1928. godine je Splićanin doktor prava Petar Kamber izgradio "Palace", prvi hotel u Kaštelima i prvi suvremeni smještajni objekt u priobalju srednje Dalmacije.

Kaštelane za "Palace" vezuju dvojaka sjećanja, lijepa i ona koja bi najradije zaboravili. Kad govore o povijesti spominju ugledne goste, primjerice opernu primadonu Milku Trninu i kardinala Alojzija Stepinca koji je u "Palacu" boravio kao tajnik zagrebačkog nadbiskupa dr. Antuna Bauera, a nedugo nakon Drugog svjetskog rata u njemu je tijekom posjeta Kaštelima boravio i Josip Broz Tito koji je doplovio gliserom iz Splita, o čemu postoje i sačuvane fotografije.

Od sadržaja najdraži su im bili teniski tereni i popularni plesnjak na kojemu bi se pridružili gostima hotela. A onda su došla vremena privatizacije i propalih ulaganja poput onog "Tulipan grupe" koja je 2005. godine postala vlasnikom "Kaštelanske rivijere" kojoj je pripadao "Palace". "Kaštelanska rivijera" je pak završila u stečaju.
