Pokušat ćemo kroz primjer jednog Splićanina koji je 2005. godine podigao stambeni kredit vezan uz “švicarce” napraviti grube kalkulacije o tomu koliko bi mogao iznositi “balon-kredit” na kraju petogodišnjeg razdoblja u pojedinim slučajevima.
Građanima savjetujemo da sa svojim osobnim bankarima naprave slične kalkulacije za vlastite slučajeve i da nakon toga odluče što napraviti jer je nemoguće napraviti potpuno preciznu procjenu.
U našem slučaju kredit je iznosio 154 tisuće franaka, što je tada bilo 100 tisuća eura ili 735 tisuća kuna. Njegova prva rata kredita iznosila je 3745 kuna (oko 800 franaka), početkom ove godine bila je 4702 kune, a sada je 5240 kuna ili 40 posto veća od prve rate.
Tečaj po kojemu je uzet kredit iznosila je 4,69 kuna za franak, a danas je 6,55 kuna. Kada se korisnik kredita raspitivao o pretvaranju kredita u eure, shvatio je da nakon pet i pol godina otplate kredita zbog skoka tečaja franka duguje više novca nego što je podigao.
Otplatiti mu je ostalo gotovo 134 tisuće franaka, što je po sadašnjem tečaju više od 900 tisuća kuna. A podigao je 735 tisuća kuna.
Kada bi pristao na “balon-aranžman“ s fiksnim tečajem od 5,8 kuna za jedan franak, a prosječan tečaj bi u pet godina “balona“ iznosio sadašnjih 6,55 kuna, za pet godina bi se u “balon” slilo 36 tisuća kuna, što bi s godišnjom kamatom od 3,95 posto iznosilo 39.730 kuna.
I ta bi se svota pridodala na preostali osnovni kredit. Ako bi prosječni tečaj iznosio 6,80 kuna za jedan franak, “balon“ bi se napuhao na 48 tisuća, s kamatom na 52.974 kune, a ako bi tečaj iznosio 7,20 kune za franak, tada bi “balon“ dosegnuo 66.600 kuna, s kamatom čak 73.502 kune.
Podsjećamo, u slučaju da franak padne ispod 5,8 kuna za jedan franak, tada bi se “balon“ “ispuhivao“, a u idealnom slučaju bi se iznos “odgođenog plaćanja“ sveo na nulu.

Pokušat ćemo kroz primjer jednog Splićanina koji je 2005. godine podigao stambeni kredit vezan uz “švicarce” napraviti grube kalkulacije o tomu koliko bi mogao iznositi “balon-kredit” na kraju petogodišnjeg razdoblja u pojedinim slučajevima.
Građanima savjetujemo da sa svojim osobnim bankarima naprave slične kalkulacije za vlastite slučajeve i da nakon toga odluče što napraviti jer je nemoguće napraviti potpuno preciznu procjenu.
U našem slučaju kredit je iznosio 154 tisuće franaka, što je tada bilo 100 tisuća eura ili 735 tisuća kuna. Njegova prva rata kredita iznosila je 3745 kuna (oko 800 franaka), početkom ove godine bila je 4702 kune, a sada je 5240 kuna ili 40 posto veća od prve rate.
Tečaj po kojemu je uzet kredit iznosila je 4,69 kuna za franak, a danas je 6,55 kuna. Kada se korisnik kredita raspitivao o pretvaranju kredita u eure, shvatio je da nakon pet i pol godina otplate kredita zbog skoka tečaja franka duguje više novca nego što je podigao.
Otplatiti mu je ostalo gotovo 134 tisuće franaka, što je po sadašnjem tečaju više od 900 tisuća kuna. A podigao je 735 tisuća kuna.
Kada bi pristao na “balon-aranžman“ s fiksnim tečajem od 5,8 kuna za jedan franak, a prosječan tečaj bi u pet godina “balona“ iznosio sadašnjih 6,55 kuna, za pet godina bi se u “balon” slilo 36 tisuća kuna, što bi s godišnjom kamatom od 3,95 posto iznosilo 39.730 kuna.
I ta bi se svota pridodala na preostali osnovni kredit. Ako bi prosječni tečaj iznosio 6,80 kuna za jedan franak, “balon“ bi se napuhao na 48 tisuća, s kamatom na 52.974 kune, a ako bi tečaj iznosio 7,20 kune za franak, tada bi “balon“ dosegnuo 66.600 kuna, s kamatom čak 73.502 kune.
Podsjećamo, u slučaju da franak padne ispod 5,8 kuna za jedan franak, tada bi se “balon“ “ispuhivao“, a u idealnom slučaju bi se iznos “odgođenog plaćanja“ sveo na nulu.
