Obitelj Željka Keruma već nekoliko godina uspješno plovi vodama unosnog biznisa otkupa potraživanja.
Od financijskih institucija koje su svojedobno kreditirale trgovački lanac "Kerum", uz goleme popuste, otkupljuje hipoteke prvog reda koje su upisane na nekretninama te propale tvrtke i na objektima i zemljištima drugih Kerumovih tvrtki kao što je "Zakup", a sve da bi vrijedne poslovne prostore preuzeli u ovršnim postupcima.

Naime, kao kupci koji su ujedno razlučni vjerovnici, odnosno vjerovnici s pravom odvojenog namirenja od prodaje određenih nekretnina, imaju pravo ne platiti iznos kupovnine, već ga mogu prebiti s potraživanjem koje imaju prema tvrtkama "Kerum", "Zakup"..., i to upravo s onim "osiguranim" potraživanjem koje su otkupili od banaka.

Osobe te likvidne tvrtke koje su povezane sa Željkom Kerumom tako su do sada preuzele niz nekretnina. Zato začuđuje greška u koracima koju je sada napravila tvrtka "Koteks". Naime, nije na vrijeme zatražila da se kupovninu od 1,39 milijuna kuna prebije s dijelom od 15,2 milijuna kuna teškim potraživanjem koji je otkupila od Sberbanke.

Zbog toga za preuzimanje poslovnog prostora površine 182 četvorna metra u Dubrovniku, nekada poznati trgovački div "Koteks" u stečajnu masu tvrtke "Zakup" sada mora iskeširati 1,39 milijuna kuna kuna.

Dubrovački sudac Srđan Gavranić u rješenju o dosudi poslovnog prostora "Koteksu" objašnjava da je ta tvrtka u listopadu 2019. predložila da preuzima nekretninu prijebojem svoje tražbine s utvrđenom vrijednošću tih poslovnih kvadrata koja iznosi 2,8 milijuna kuna.

No, "Koteks" od toga odustaje 17. kolovoza, odnosno nakon zaključenja javne dražbe, i traži da ga se oslobodi plaćanja kupovnine, a da se troškovi unovčenja nekretnine namire iz dijela ranije uplaćene jamčevine od 70.875 kuna.

– Sud o oslobođenju od plaćanja kupovnine odlučuje temeljem zahtjeva kupca podnesenog sudu najkasnije do završetka elektroničke javne dražbe. "Koteks" kao razlučni vjerovnik svoj zahtjev za oslobađanje od plaćanja kupovnine stavio je 17. kolovoza, što je nakon zaključene dražbe, stoga nema pravo na oslobođenje od plaćanja kupovnine – navodi se u obrazloženju odluke.

Inače, na javnoj dražbi poslovnog prostora u Dubrovniku, koju je Fina vodila od 29. srpnja do 13. kolovoza, licitiralo je troje zainteresiranih kupaca, među kojima je bio i "Koteks" koji je dao najbolju ponudu – gotovo 1,39 milijuna kuna.

Tvrtke i osobe koje su povezane sa Željkom Kerumom posljednjih godina otkupile su i preuzele niz hipoteka i nekretnina.
Npr. "Pjaca Rosa", tvrtka u vlasništvu Ankice Kerum, bivše supruge nekadašnjeg poteštata, 2016. godine s popustom je otkupila 72 milijuna kuna "tešku" hipoteku Hrvatske poštanske banke (HPB) koja je opterećivala hotel "Central" još od kada joj je ta vrijedna nekretnina na Narodnom trgu pripala tijekom brakorazvodnog procesa. Tako je zaustavila ovrhu nad hotelom koju je pokrenuo HPB.

Tvrtka "Kruščica", koju vodi Fani Kerum, sadašnja Kerumova supruga, od Jadranke banke je preuzela 10 milijuna kuna vrijednu hipoteku i potom 2017. godine u ovršnom postupku preuzela i vlasništvo nad vilom "Delfin" u Podstrani prebijanjem kupovnine od 6,5 milijuna kuna. Fani Kerum je za vilu odmah pronašla drugog kupca.

Akvizicija atraktivnih nekretnina propalih "Kerumovih" tvrtki od strane obitelji Kerum nastavlja se i dalje.

Obitelj Željka Keruma već nekoliko godina uspješno plovi vodama unosnog biznisa otkupa potraživanja.
Od financijskih institucija koje su svojedobno kreditirale trgovački lanac "Kerum", uz goleme popuste, otkupljuje hipoteke prvog reda koje su upisane na nekretninama te propale tvrtke i na objektima i zemljištima drugih Kerumovih tvrtki kao što je "Zakup", a sve da bi vrijedne poslovne prostore preuzeli u ovršnim postupcima.

Naime, kao kupci koji su ujedno razlučni vjerovnici, odnosno vjerovnici s pravom odvojenog namirenja od prodaje određenih nekretnina, imaju pravo ne platiti iznos kupovnine, već ga mogu prebiti s potraživanjem koje imaju prema tvrtkama "Kerum", "Zakup"..., i to upravo s onim "osiguranim" potraživanjem koje su otkupili od banaka.

Osobe te likvidne tvrtke koje su povezane sa Željkom Kerumom tako su do sada preuzele niz nekretnina. Zato začuđuje greška u koracima koju je sada napravila tvrtka "Koteks". Naime, nije na vrijeme zatražila da se kupovninu od 1,39 milijuna kuna prebije s dijelom od 15,2 milijuna kuna teškim potraživanjem koji je otkupila od Sberbanke.

Zbog toga za preuzimanje poslovnog prostora površine 182 četvorna metra u Dubrovniku, nekada poznati trgovački div "Koteks" u stečajnu masu tvrtke "Zakup" sada mora iskeširati 1,39 milijuna kuna kuna.

Dubrovački sudac Srđan Gavranić u rješenju o dosudi poslovnog prostora "Koteksu" objašnjava da je ta tvrtka u listopadu 2019. predložila da preuzima nekretninu prijebojem svoje tražbine s utvrđenom vrijednošću tih poslovnih kvadrata koja iznosi 2,8 milijuna kuna.

No, "Koteks" od toga odustaje 17. kolovoza, odnosno nakon zaključenja javne dražbe, i traži da ga se oslobodi plaćanja kupovnine, a da se troškovi unovčenja nekretnine namire iz dijela ranije uplaćene jamčevine od 70.875 kuna.

– Sud o oslobođenju od plaćanja kupovnine odlučuje temeljem zahtjeva kupca podnesenog sudu najkasnije do završetka elektroničke javne dražbe. "Koteks" kao razlučni vjerovnik svoj zahtjev za oslobađanje od plaćanja kupovnine stavio je 17. kolovoza, što je nakon zaključene dražbe, stoga nema pravo na oslobođenje od plaćanja kupovnine – navodi se u obrazloženju odluke.

Inače, na javnoj dražbi poslovnog prostora u Dubrovniku, koju je Fina vodila od 29. srpnja do 13. kolovoza, licitiralo je troje zainteresiranih kupaca, među kojima je bio i "Koteks" koji je dao najbolju ponudu – gotovo 1,39 milijuna kuna.

Tvrtke i osobe koje su povezane sa Željkom Kerumom posljednjih godina otkupile su i preuzele niz hipoteka i nekretnina.
Npr. "Pjaca Rosa", tvrtka u vlasništvu Ankice Kerum, bivše supruge nekadašnjeg poteštata, 2016. godine s popustom je otkupila 72 milijuna kuna "tešku" hipoteku Hrvatske poštanske banke (HPB) koja je opterećivala hotel "Central" još od kada joj je ta vrijedna nekretnina na Narodnom trgu pripala tijekom brakorazvodnog procesa. Tako je zaustavila ovrhu nad hotelom koju je pokrenuo HPB.

Tvrtka "Kruščica", koju vodi Fani Kerum, sadašnja Kerumova supruga, od Jadranke banke je preuzela 10 milijuna kuna vrijednu hipoteku i potom 2017. godine u ovršnom postupku preuzela i vlasništvo nad vilom "Delfin" u Podstrani prebijanjem kupovnine od 6,5 milijuna kuna. Fani Kerum je za vilu odmah pronašla drugog kupca.

Akvizicija atraktivnih nekretnina propalih "Kerumovih" tvrtki od strane obitelji Kerum nastavlja se i dalje.

Obitelj Željka Keruma već nekoliko godina uspješno plovi vodama unosnog biznisa otkupa potraživanja.
Od financijskih institucija koje su svojedobno kreditirale trgovački lanac "Kerum", uz goleme popuste, otkupljuje hipoteke prvog reda koje su upisane na nekretninama te propale tvrtke i na objektima i zemljištima drugih Kerumovih tvrtki kao što je "Zakup", a sve da bi vrijedne poslovne prostore preuzeli u ovršnim postupcima.

Naime, kao kupci koji su ujedno razlučni vjerovnici, odnosno vjerovnici s pravom odvojenog namirenja od prodaje određenih nekretnina, imaju pravo ne platiti iznos kupovnine, već ga mogu prebiti s potraživanjem koje imaju prema tvrtkama "Kerum", "Zakup"..., i to upravo s onim "osiguranim" potraživanjem koje su otkupili od banaka.
