Tvrtka "Split Peninsula Properties" iz Zagreba dobila je građevinsku dozvolu za gradnju objekta ugostiteljsko-turističke namjene na neizgrađenim parcelama poviše Šetališta Ivana Pavla II.

Ovim aktom o građenju omogućava se izgradnja 156 smještajnih jedinica koje bi se smjestile na pet katova s nadgrađem, uz 110 parkirališnih mjesta.

Riječ je o prostoru od oko sedam tisuća četvornih metara između Šetališta Ivana Pavla II. i Puta Žnjana koje je sada prekriveno visokom vegetacijom .

Spomenuta tvrtka investitor "Split Peninsula Properties" registrirana je kao mikropoduzetnik, s jednim osnivačem – Andrijom Antićem. 

Prema Sudskom registru, tvrtka je osnovana krajem 2018. godine, ima temeljni kapital od 20.000 kuna, a u toj godini ostvarili su gubitak od 304.345 kuna.

Kako smo već pisali, arhitekti su idejno rješenje napravili još 2018. godine, i to za 170 smještajnih jedinica, ali je zahtjev za lokacijsku dozvolu podneseni za njih 156, koji su i obuhvaćeni građevinskom dozvolom. 

Prema informacijama sa stranice "Condo hotel center", na kojoj se reklamira ovaj zahvat, riječ je o hotelu s četiri plus zvjezdice, s kasinom, spa i wellness centrom, lounge barom na ravnom krovištu, 24-satnim posluživanjem u sobama... Navodi se da će apartmani biti veličine od 328 do 667 metara četvornih, a spominju im se cijene od 216 do 263 i pol tisuće dolara.

Navodno bi upravljanje hotelom preuzeo neki veliki brend, ali on ne bi kupio zgradu, nego bi apartmane kupili različiti vlasnici. S njima bi se postigao ugovor po kojem bi oni svoje nekretnine koristili 14 dana u godini, a usluge bi im se obračunavale po minimalnoj cijeni, dok bi ostatak vremena hotelska kuća iznajmljivala njihove apartmane, pa bi na taj način vlasnici dobivali povrat novca.

Što se tiče zelenila, hotel bi trebao sačuvati nešto vegetacije na zapadnoj strani i vrijedne borove, ako takvih ima. Arhitekti su na simulaciji napravili novo zelenilo oko hotela, no na njima je čitav žnjanski plato sve do šetnice uz obalu zelen – nacrtali su samo travu i stabla, bez kafića i sportskih terena na platou. Takvo radikalno ozelenjivanje nije loše kao ideja, ali nije moguće po Detaljnom planu uređenja.

Tvrtka "Split Peninsula Properties" iz Zagreba dobila je građevinsku dozvolu za gradnju objekta ugostiteljsko-turističke namjene na neizgrađenim parcelama poviše Šetališta Ivana Pavla II.

Ovim aktom o građenju omogućava se izgradnja 156 smještajnih jedinica koje bi se smjestile na pet katova s nadgrađem, uz 110 parkirališnih mjesta.

Riječ je o prostoru od oko sedam tisuća četvornih metara između Šetališta Ivana Pavla II. i Puta Žnjana koje je sada prekriveno visokom vegetacijom .

Spomenuta tvrtka investitor "Split Peninsula Properties" registrirana je kao mikropoduzetnik, s jednim osnivačem – Andrijom Antićem. 

Prema Sudskom registru, tvrtka je osnovana krajem 2018. godine, ima temeljni kapital od 20.000 kuna, a u toj godini ostvarili su gubitak od 304.345 kuna.

Kako smo već pisali, arhitekti su idejno rješenje napravili još 2018. godine, i to za 170 smještajnih jedinica, ali je zahtjev za lokacijsku dozvolu podneseni za njih 156, koji su i obuhvaćeni građevinskom dozvolom. 

Prema informacijama sa stranice "Condo hotel center", na kojoj se reklamira ovaj zahvat, riječ je o hotelu s četiri plus zvjezdice, s kasinom, spa i wellness centrom, lounge barom na ravnom krovištu, 24-satnim posluživanjem u sobama... Navodi se da će apartmani biti veličine od 328 do 667 metara četvornih, a spominju im se cijene od 216 do 263 i pol tisuće dolara.

Navodno bi upravljanje hotelom preuzeo neki veliki brend, ali on ne bi kupio zgradu, nego bi apartmane kupili različiti vlasnici. S njima bi se postigao ugovor po kojem bi oni svoje nekretnine koristili 14 dana u godini, a usluge bi im se obračunavale po minimalnoj cijeni, dok bi ostatak vremena hotelska kuća iznajmljivala njihove apartmane, pa bi na taj način vlasnici dobivali povrat novca.

Što se tiče zelenila, hotel bi trebao sačuvati nešto vegetacije na zapadnoj strani i vrijedne borove, ako takvih ima. Arhitekti su na simulaciji napravili novo zelenilo oko hotela, no na njima je čitav žnjanski plato sve do šetnice uz obalu zelen – nacrtali su samo travu i stabla, bez kafića i sportskih terena na platou. Takvo radikalno ozelenjivanje nije loše kao ideja, ali nije moguće po Detaljnom planu uređenja.
