Kada se Jadranska magistrala velikim trudom graditelja i na pogon kredita Svjetske banke prije gotovo šest desetljeća probila kroz dalmatinske (pri)obalne škrape, mnogi su se stanovnici tadašnjih "gornjih" sela prebacili na svoje posjede bliže moru kako bi malo po malo utrli put turizmu kakav i danas dobrim dijelom poznajemo.

Među njima su bili i Primoštenci koji su se iz svojih burnjih i južnih sela grupirali oko matičnoga gradića, ali za razliku od mnogih stanovnika od podvelebitskog, preko šireg splitskog i makarskog, do dubrovačkog kraja, primjereno su nastavili baštiniti svoje vinograde i maslinike. Ipak, koliko god se starojedioci trudili zadržati tradiciju, vinograde proslavljenog babića proteklih su godina zamijenile vile s bazenima, a na dojučerašnjim nasadima tisućljetne mediteranske uljarice nastali su uglavnom navlas isti turistički kompleksi.

Naoko bezvrijedan kamenjar i šake škrte zemlje u aktualnom su nekretninskom ludilu postali grumenovi zlata. Dio "domorodaca" odlučio se na vlastita (turistička) ulaganja, a njihovi rođaci, susjedi ili tek poznanici su izabrali naoko lakšu opciju - prodaju parcela.

Upravo za jedan takav, do prije nekoliko godina "domaći" teren, u tijeku je ishođenje dozvole za niz od četiri objekta mješovite, stambeno-gospodarske namjene, koji se planiraju graditi na zemljištu pozamašne površine od 20.624 četvorna metra. Prema podacima iz nacionalnog Informacijskog sustava prostornog uređenja, što ga vodi Ministarstvo graditeljstva, čini se da je riječ o četiri objekta s bazenima.

Veliki teren koji se nalazi uz cestu koja od Primoštena vodi prema selu Draga, gdje se, među ostalim, nalazi i sjedište Poljoprivredne zadruge "Primošten Burni", poznate po maslinovu ulju, a još više po proizvodnji kiselog kupusa, u (su)vlasništvu je poduzetnika Luke Kaića i Joška Miliše, obojice sa zagrebačkim adresama, koji su nekretninu krajem 2018. otkupili od lokalnih suvlasnika.

I dok Miliša vjerojatno vuče korijene iz nedalekog rogozničkog zaleđa, u javnosti je puno poznatiji Kaić koji se godinama poslovno povezivao s Ivicom Todorićem, vlasnikom tadašnjeg koncerna "Agrokor", a posljednjih je desetak godina vrlo aktivan u građevinskim ulaganjima, posebice za kupce dubljeg džepa i na elitnim lokacijama.

Na tom tragu mogla bi biti i investicija iznad Primoštena koja je prema lanjskoj lokacijskoj dozvoli trebala imati "poljoprivrednu" namjenu, a sada je već "poskočila" na razinu "stambeno gospodarske". Upravo je to pokriveno primoštenskim Prostornim planom, a ne vjerujemo ni da će tamošnji "vječni" načelnik Stipe Petrina imati što protiv da se u općinsku blagajnu slije primjerena svota na ime komunalnog doprinosa.

Budući da s tog područja puca pogled od (najmanje) milijun eura prema samom Primoštenu, otočićima ispred njega i pučini koja nema prepreka sve do talijanske obale Jadrana, ne treba čuditi što ni susjeda doslovno preko ceste nije "bezimena". Riječ je o Olgi Palinkaš ili umjetnički Oji Kodar, danas sa zagrebačkom adresom, nekadašnjoj glumici i filmskoj scenaristici koja je u globalnoj memoriji ostala zapamćena kao životna partnerica legendarnog američkog filmaša i oskarovca Orsona Wellesa, s kojim je dijelila i ljubav prema Primoštenu.

Premda u zlatnim godinama, danas 83-godišnja Palinkaš je još 2021. zatražila izmjene i dopune građevinske dozvole za svoj postojeći objekt koji također ima stambeno-gospodarskiu namjenu. "Papirologija" još nije riješena, predmet je i dalje u obradi kod resora graditeljstva Županije šibensko-kninske, pa će biti zanimljivo vidjeti kakav će biti pravorijek nadležnog referenta koji vodi postupak oko objekta podignutog na parceli od gotovo 23 tisuće kvadrata.

Kada se Jadranska magistrala velikim trudom graditelja i na pogon kredita Svjetske banke prije gotovo šest desetljeća probila kroz dalmatinske (pri)obalne škrape, mnogi su se stanovnici tadašnjih "gornjih" sela prebacili na svoje posjede bliže moru kako bi malo po malo utrli put turizmu kakav i danas dobrim dijelom poznajemo.

Među njima su bili i Primoštenci koji su se iz svojih burnjih i južnih sela grupirali oko matičnoga gradića, ali za razliku od mnogih stanovnika od podvelebitskog, preko šireg splitskog i makarskog, do dubrovačkog kraja, primjereno su nastavili baštiniti svoje vinograde i maslinike. Ipak, koliko god se starojedioci trudili zadržati tradiciju, vinograde proslavljenog babića proteklih su godina zamijenile vile s bazenima, a na dojučerašnjim nasadima tisućljetne mediteranske uljarice nastali su uglavnom navlas isti turistički kompleksi.

Naoko bezvrijedan kamenjar i šake škrte zemlje u aktualnom su nekretninskom ludilu postali grumenovi zlata. Dio "domorodaca" odlučio se na vlastita (turistička) ulaganja, a njihovi rođaci, susjedi ili tek poznanici su izabrali naoko lakšu opciju - prodaju parcela.

Upravo za jedan takav, do prije nekoliko godina "domaći" teren, u tijeku je ishođenje dozvole za niz od četiri objekta mješovite, stambeno-gospodarske namjene, koji se planiraju graditi na zemljištu pozamašne površine od 20.624 četvorna metra. Prema podacima iz nacionalnog Informacijskog sustava prostornog uređenja, što ga vodi Ministarstvo graditeljstva, čini se da je riječ o četiri objekta s bazenima.

Veliki teren koji se nalazi uz cestu koja od Primoštena vodi prema selu Draga, gdje se, među ostalim, nalazi i sjedište Poljoprivredne zadruge "Primošten Burni", poznate po maslinovu ulju, a još više po proizvodnji kiselog kupusa, u (su)vlasništvu je poduzetnika Luke Kaića i Joška Miliše, obojice sa zagrebačkim adresama, koji su nekretninu krajem 2018. otkupili od lokalnih suvlasnika.

I dok Miliša vjerojatno vuče korijene iz nedalekog rogozničkog zaleđa, u javnosti je puno poznatiji Kaić koji se godinama poslovno povezivao s Ivicom Todorićem, vlasnikom tadašnjeg koncerna "Agrokor", a posljednjih je desetak godina vrlo aktivan u građevinskim ulaganjima, posebice za kupce dubljeg džepa i na elitnim lokacijama.

Na tom tragu mogla bi biti i investicija iznad Primoštena koja je prema lanjskoj lokacijskoj dozvoli trebala imati "poljoprivrednu" namjenu, a sada je već "poskočila" na razinu "stambeno gospodarske". Upravo je to pokriveno primoštenskim Prostornim planom, a ne vjerujemo ni da će tamošnji "vječni" načelnik Stipe Petrina imati što protiv da se u općinsku blagajnu slije primjerena svota na ime komunalnog doprinosa.

Budući da s tog područja puca pogled od (najmanje) milijun eura prema samom Primoštenu, otočićima ispred njega i pučini koja nema prepreka sve do talijanske obale Jadrana, ne treba čuditi što ni susjeda doslovno preko ceste nije "bezimena". Riječ je o Olgi Palinkaš ili umjetnički Oji Kodar, danas sa zagrebačkom adresom, nekadašnjoj glumici i filmskoj scenaristici koja je u globalnoj memoriji ostala zapamćena kao životna partnerica legendarnog američkog filmaša i oskarovca Orsona Wellesa, s kojim je dijelila i ljubav prema Primoštenu.

Premda u zlatnim godinama, danas 83-godišnja Palinkaš je još 2021. zatražila izmjene i dopune građevinske dozvole za svoj postojeći objekt koji također ima stambeno-gospodarskiu namjenu. "Papirologija" još nije riješena, predmet je i dalje u obradi kod resora graditeljstva Županije šibensko-kninske, pa će biti zanimljivo vidjeti kakav će biti pravorijek nadležnog referenta koji vodi postupak oko objekta podignutog na parceli od gotovo 23 tisuće kvadrata.
